^ that's a great pic. 100 is going to be beautiful.

quick correction: Forest Park is about 500 acres larger than Central Park. in terms of "largest", though, it depends on what qualifies as an "urban park".

Alamo Drafthouse, Punch Bowl Social, and Fassler Hall to anchor City Foundry

https://nextstl.com/2018/01/alamo-dr...-city-foundry/

Quote:
Lawrence Group confirmed today that Alamo Drafthouse, a movie theater with higher-end amenities will, as previously reported, anchor the City Foundry project along with Punch Bowl Social, an “eatertainment” concept combining arcade gaming, virtual reality, bowling and karaoke with dining and cocktails, and Fassler Hall, a “German-inspired beer hall.

None of these establishments currently have a St. Louis outpost, making this the first foray into the region for each of them. These tenants amount to 40% of the first phase of the project. In addition, the Lawrence group says that another 30% of the space is committed to retail and office tenants for a total of 70% preleased.

The three tenants announced today are leasing space outside the previously-covered “food hall” area, which is being reserved for local St. Louis culinary vendors.

CBRE represented Lawrence Group in lease negotiations with the new tenants and are leasing the balance of City Foundry STL’s retail space. City Foundry STL’s first phase is planned for 122,000 sq. ft. of restaurant and entertainment space, roughly 105,000 sq. ft. of shops and 111,000 sq. ft. of offices.

Lawrence Group is the architect, with construction management performed by S.M. Wilson, and financing is provided by CIBC Bank. Colleen O’Neill has been hired as Managing Director of the project responsible for overseeing marketing, operations, and management.

Land has been cleared for the massive NGA West Campus in lower North St. Louis. (See Video)

The $1.75-billion Next NGA West is the largest federal investment project in the history of St. Louis. It is a mega-project jointly managed by the National Geospatial-Intelligence Agency, U.S. Army Corps of Engineers and U.S. Air Force. The 97-acre site is located in the historic St. Louis Place neighborhood at the intersection of Jefferson and Cass avenues.

The project will feature an approximately 712,000 square foot office building, parking garages, visitor center, inspection facility and access control points.

Yeah...my reaction too. I guess it's good to see this huge of an investment in the area, but it's a really suburban-looking design that is cutoff from its surroundings.... What has the surrounding neighborhood reaction been?

It looks like a 1970s level mistake. They could build the complex on a quarter of the amount of land and plan for the existing grid to be refilled with new residential and multi-use over a period of years. This current program is actually shockingly bad. Even notice the property on the north side backs up to an alley, it's not even properly framed by a street that could be lined with new development.

Compare to just one example of a complex of similar scale placed in a more urban format with much more dynamic architecture, the new Allianz Stuttgart campus: http://www.skyscrapercity.com/showpo...7&postcount=15

^ ... ^^^^^ yes, everyone's aware that it's an atrocious, suburban site plan but there was nothing to be done about it. the NGA requires 500 ft setbacks for security purposes. so while that Allianz Stuttgart campus looks great, it's not an option for this project. this is a multi-billion dollar investment which will have 5000+ employees, and if it hadn't gone here we would have lost the investment to Illinois AND lost several thousand existing city jobs.

for comparison, here is the NGA East campus in Virginia:

while it sucks to lose that chunk of street grid, there are already plans for new housing and commercial on the mostly-vacant land surrounding the site to accommodate future employees. The land on which the facility is being built was already decimated (immediately adjacent to the Pruitt-Igoe site/urban forest) with few inhabited homes, and those home owners forced to relocate were compensated for their properties.

at least one historically significant property was moved:

https://nextstl.com/2017/02/permit-i...2530-n-market/

but i'm most upset about losing this beauty, which wasn't even located on the property (it was across the street):

It's sad that Bunge North America could be absorbed into a bigger AG conglomerate such as ADM or Swiss-based Glencore AG after recently moving into their new Chesterfield HQ's in December (2017).

Personally, I hope Swiss-based Glencore buys Bunge Ltd. That way Glencore is more likely to keep offices (at least some) and assets in St. Louis.

I'm not so sure about ADM - especially considering their HQs are in Chicago now.

Perhaps Bunge could be left as a St. Louis-based subsidiary of either company.

AC Hotel Unveiled for Former Clayton Police HQ

Quote:
...the AC Hotel will be situated on South Central in Clayton and will flow through to South Meramec on the opposite side. At 200 rooms, it will add a ton of space for visitors to come to Downtown Clayton. This means it will also add to the streetscape, there will be more people in Downtown Clayton to patronize the cafes and small shops that dot Clayton...

A new office project in the works for suburban Creve Coeur, near St. Louis balloning Ag research corridor

Plans call for 750,000 square feet of new Class A office space to be spread over three buildings along I-270 just north of DeSmet High School where a small neighborhood sits today.

Clayco said the firm has all 38 homes under option agreements and that the project still needs to be rezoned to move forward.

The Hibernia Apartment project at 6300 Clayton Avenue in Dogtown hasn't even begun yet and developers are already touting that it will be open in 10 months. I highly doubt it since an underground garage has to be built first before the actual structure starts to rise. I do like the minty green colors on the place and I really like how mush density this will add to Dogtown.
