Glad that only the bottom 6 floors are red brick. Too bad that it has even that much.

I think sometimes it's overused, but feel like it suits Barrington Street in this application very well... the stone on the lower portion is particularly nice as it relates to pedestrians and street activity. I find, in person, the brick above contributes to a nice sense of rhythm and texture JUST outside my immediate field of vision, before the slickness of the glass takes over.

It would be nice to see a bit more horizontal variation on that red brick part, ie. accent rows of a different tone or relief between some of the floors, and a finishing cornice at the top of the brick portion. It looks a bit "precast" as it is.

The renderings show a cornice at the top of the facade. Maybe it's still to come but just hasn't been installed yet? A few details like that are missing.

This building, along with Queens Marque, are the ones that I have the highest hope for in terms of buildings currently under construction. The use of real stone, that great entryway arch, the large high windows on the first two floors, the delineation between the base in brick and the tower in glass, etc. This more than many others has actually come together well. I had, for example, high hopes for the Alexander only to see them dashed given that it has gotten worse and worse as times goes on. The Roy however has gotten better and better, in my estimation.

I always assumed this was going to turn out well. It would be nice if some of the stone from the old Roy could be incorporated, and the top of the facade is looking a little naked, but maybe that's to be remedied later...

If you look closely the top of the brick podium is still unfinished so there's probably some more stonework coming for it.

I wonder if they have any storefront tenants lined up and when they will move in?

Curious to see what they do with the "sign" for the building that's supposed to go up on the curved portion of brick up near the top, and the cornice. The top of the facade still looks unfinished.

Another little detail is that seams are visible on some parts of the facade but not others. Presumably the remaining ones will be filled in and won't be very visible.

Wouldn't I love to see a big 2 storey Department store on these 2 floors.

The Roy is up on the Starfish leasing page but they don't show any kind of breakdown that would make it possible to deduce what's leased yet.

They say "up to 16,000 square feet" of commercial space are available. I don't know if this is the total or the largest contiguous block of space that could be leased, but this is only big enough for a medium sized store. IKEA in Halifax is something like 300,000 square feet and the newer Simons stores are 100,000 or so.

There was a rumour about Anthropologie. Maybe that kind of store would be suited to that space. Then again, maybe they would go to Spring Garden Road. Apparently new H&M stores are around 16,000 square feet, so that might be about the scale of the Roy storefront space.

I was hoping each floor would be to wall to wall on Barrington, and be open from Barrington to Granville. It says on their website 16,000 square feet retail and 16,000 feet office, too bad they couldn't all be combined.
