In a weird but cool way with the mix of old and new towers, elevated structures, railyard, parking garages, shopping centers around the station, industrial complexes in sight, bridges, thin roads, and decent selection of street retail / pubs nearby, New Westminster is the most Japanese / Asian feeling area of Vancouver regarding built form IMO.

It has the grit that I like. Garbage / vandalism is bad grit I can do without (but many on here seem to love), but layered urban spaces with interesting retail spots hiden throughout and trains and trucks whizzing by, that is my type of grit! A nice contrast to the boring basic condo with boring basic retail at the base.

They said that construction would start in 2016.

And then there's this:

Quote:
“The property is under contract for sale to First Capital, however title does not transfer until after the building has been completed,” said Jim Lowrie, the city’s director of engineering. “First Capital has until Dec. 31, 2018 to complete the building. If the building is completed earlier, transfer of title will also occur earlier. This does not affect the purchase price.”

City of New West has it listed under no recent activity/on hold...

Purpose of that large canopy over the tracks?
Presume its to prevent falling objects onto the guideway etc?

Yup.
There's one to the east next to the older towers too.

I thought it was to buffer the sound of the trains from the units above

No reason it can’t do both! The new tallest tower is Surrey also has a canopy over the tracks.

The last picture kind of reminds of the Georgia Viaduct northbound into downtown and the first picture Expo Blvd around BC place.

^It looks like they've done a much better job disguising the parkade with this tower than with any of the previous ones. I kind of wish they could go back and fix the others.

Seriously though, what's the deal with the bare concrete? I've never seen a project like this with towers that had bare concrete.

Regarding the proposed CRAFT Beer Market on the other side of the property, at Eighth and Columbia, New West councillor Patrick Johnstone wrote a blog post about it yesterday with news on where it's at. Unfortunately that news is "nothing since July 2016, it's gone silent since then".

I'm still hoping to see at a mid or high rise on the site. Like a mixed use hotel/office/rental building that has similar details to the Civic centre.

I was in the area a few weeks ago and the vacant auto repair shops across Carnarvon are finally being cleared away for the new development there.
