Almost completed, they are also building another sales centre on 14th Ave & 16th St (where they will punch 16th St through) and have placed info boards up on BCH's Cedar Place site.

The sales centre is complete and a website is up for a woodframe appt.

Cedar Creek

Judging by the name, I think this might be going up on the existing old Cedar Place land along 14th Ave.

That way they can have their 16th St. connection to High Gate

Why do I hink that this is a project that could stall in the slowdown?
(i.e. not in as urban a town centre, fewer nearby services, etc.)

Yeah, I'm not thinking too well of this development. The later sections are ~15 min from Edmonds, it's generic-looking, it lacks a lot of commercial mixed development/streetscape buildout, and it's built on built-out industrial property.

And they said Burnaby wasn't building up on industrial property unless it was needed...

It could probably stall due to the later sections being very far from Edmonds, with only section 1 getting anywhere.

From the first page:
Quote:
The preliminary plan includes the following:
  • A gross density of 2.8 FAR
  • 5.8 Million SF of Market Residential
  • 200,000 SF of Commercial Space
  • Approx. 20 towers up to 46-storeys in height
  • 15-20 year build-out
"Day to day needs are easily met with the convenience of community shops and services that include a gourmet grocer, restaurants, cafés, and the luxury of your own world-class, park-side Community Centre."
Burnaby has been moving a lot of industrial down the hill to the Big Bend area, and the Safeway distribution center moved out years ago. Plus there are already two bus routes that travel by this.

Drove by there couple weeks back, seems like the social housing building is near completion, and some units of the existing complex closest to Stride elementary appear to be boarded up with garbage bags. I think this portion closest to the school will be social housing for seniors.

From the Kings Crossing Thread - I think you can see the above project built on the left side of the pic:

This one is being redesigned (well not a full redesign but a change) to adopt the new densities allowed in Burnaby's amendments to their zoning earlier this year. Expect a much larger vision when this comes back.

I passed that the other day, there was a detour and 10th was closed so had to drive around, a lot of townhouses and apartments in that area that I never knew existed.

Thanks for the info!

Will be interesting to see how they rework the masterplan. I'm assuming tower heights will be raised but I wonder if they will be adding more towers as well.

I think they're just going to add floors, but that is my wild guess not based on any info.

Exciting to see phase 1 of Southgate moving ahead. I had heard rumours that Southgate would be starting soon so glad to see those rumours were true.
