...Construction is actively underway on the five-story, 112,000 square-foot office building. The mid-block project includes the office building and a five-story parking
structure that will be north of the office building. The project will also enhance the mid-block pedestrian walkway that sits between the new DA’s office and the courthouse.

Downtown Update - The Paper Box Project

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/pape...dable-housing/

... the developers have slightly altered the design of the originally-approved proposal by increasing the number of units and adjusting the amount of public space. Instead of two buildings with 168 units. Developers now propose three building with a combined, 183 residential units. The units will have a mix of studios, one and two-bedroom units. The project will also include 16 live/work, ground-floor walk up units.

The three buildings will have a mix of residential, commercial and open space. The two largest will be six-stories and will take up the south side of the parcel. The smaller third building will be multi-leveled with the west side topping out at four stories and the east side at three stories. The smaller building will abut the south side of the parking garage currently being used for the adjacent hotels.7500 square feet of open space that according to Peters, will include a grand entrance of 300 West that incorporates the adjacent Hyatt House.

With the new design, the developers have added more open space. The original proposal added 7,500 square feet of open space. The current proposal will have more than three-times the square-footage included in the original proposal. The project will have three public areas that will add 24,184 square feet of open space to the block. The project’s east entrance will have a 13,740 square-foot plaza that will separate the east building from Hyatt House. A 7,277 park will sit at the center of the block between the largest two buildings. A 3,166 public square will front 400 West and serve as the west entrance to the property.

The project will also have a mid-block street that will connect 300 West to 400 West.

Central City South - The 17th S. Project

Isaac Riddle Reports: Full Article @ http://www.buildingsaltlake.com/comm...-south-condos/

A missing middle development is coming to a growing section of the Ballpark neighborhood. On Wednesday, the Salt Lake City Planning Commission approved a Planned Development and Conditional Building and Site Design Review for the Richards Street Condos, a 32-unit condominium project at the northeast corner of the intersection of Richards Street and 1700 South...

...The project will consist of three buildings, the largest of which will have 16 for-sale units and will front 1700 South. Two buildings consisting of eight for-sale units each and will be directly north of the larger building...

...All three buildings will be four stories with upper and lower two-story condo units. The development will have 33 parking spaces that will be accessed from 1700 and will slope down below grade under the units. The lower units will access the parking at the basement level...

Cool design. Midvale has come a long way from when I was a kid. Hopefully, big companies like this will be instrumental in contributing to the restoration and redevelopment of Midvale's cool historic Main St.

Downtown/Central Update - Micro Units Coming To Central Ninth

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/micr...central-ninth/

With rising rents and a low rental vacancy rate, many people wanting to relocate to the city are having difficulty finding quality housing options within their budget. Developer Steve Ruf, of Ruf Associates, sees micro apartments as one solution to the City’s housing crisis.

“We saw these being built in Seattle and Portland Oregon, even Des Moines Iowa,” said Ruf. “We thought Salt Lake was ready for this type of thing.”

Ruf will start construction soon on the first phase of the Greenprint Apartments, a 60 micro unit residential development on the 800 South block of 200 West in the Cental Ninth neighborhood. Ruf chose the neighborhood for its transit access, proximity to downtown and the neighborhoods growing amenities like Blue Copper Coffee Room and the nearly finished, Central Ninth Market...

...Greenprint Apartments will feature two four-story buildings with 30 units each. The south building will be the first to be built. The units will be between 250-350 square feet and will be studio-style apartments with shared living and sleeping space and a kitchenette. Ruf expects rents to be between $700 to $800, depending on the size and location of the unit...

...Ruf plans to market the Greenprint Apartments to students and professional millennials that want to have a small footprint, live green and live in an urban and walkable neighborhood.

The development will not include off-street parking except two handicapped spaces accessed from an alleyway just west of the buildings...

Regent Street is moving slowly. They have 10 days until the grand opening and at the rate they're pouring concrete, it's going to be a nail bitter. For sure the retail won't be ready and the upper floors of the south end of the Regent Street Parking Garage won't be ready. The corner restaurant facing City Creek is half rebuilt and won't be open for quite some time.

I've never seen a project move so slow with doing pavement.

Update, Central East - 9th & 9th District - Mixed-use building under construction near 9th & 9th

Isaac Riddle Report - Full Article @ http://www.buildingsaltlake.com/mixe...-near-9th-9th/

The 1960s era office building that occupied the northeast corner of the intersection of McClelland Sreet and 900 South is no more. In a neighborhood known for its vibrancy, the office building stood out with large setbacks, covered windows and a large concrete barrier separating half of the building from the sidewalk level.

In its place will be a two-story mixed-used building by Northstar Builders. Construction has already started the mixed-use building that will include a ground-floor retail space and second-floor offices that will serve as Northstar’s new corporate headquarters.

A local restaurant will occupy two-thirds of the ground floor while the eastern portion will be available for boutique retail.

Downtown Update - AC Hotel & Milagro Apartments

Isaac Riddle Reports - Demolition begins to make way for downtown mixed-use development - Full Article @ http://www.buildingsaltlake.com/demo...e-development/

For the past several years the 200 West block of 200 South has been a dead zone separating the downtown core from Gateway area. Demolition work has started on a mixed-use project by PEG Development that will fill a large portion of the block and help connect two vibrant neighborhoods.

PEG plans to build an eight-story hotel and seven-story mixed used residential building. The hotel will occupy the northeast corner of the block and will be under the AC Marriott Hotels brand and will include 164 guests rooms.

The residential project, called the Milagro Apartments, will have 182 residential units, with 30 studio units, 74 one bedroom units and 78 two-bedroom units. The Milagro will be mid-block and will include ground floor retail along 200 South...

Downtown Adj. - Central City Update - Net Zero Liberty Wells

Isaac Riddle Reports - Full Article @ http://www.buildingsaltlake.com/deve...ero-community/

In terms of sustainability, Salt Lake City has historically been the leader in the state of Utah. The city’s new Public Safety Building was the first net-zero safety building in not only Utah but in the country. The city had the first net-zero mixed-use building, the Artspace Solar Gardens in the Granary District, and the first ever townhomes completely powered by the sun. The city is again poised to have another first, the first net-zero single-family home community.

Developers, Redfish Builders, broke ground today on the Living Zenith, a proposed five home development on a 0.6-acre lot on the 1100 South block of 400 East. As net-zero homes, the homes will produce the same amount of energy they consume each year...

The interior of this Lassonde student facility must be typical of some post-industrial oddity we're witnessing today. You could say that what used to be a common environment of a shrinking working class is now seen as some trendy design meant for some educated workforce.

I don't think this kind of trend is anything new. It's been in architecture for long. Nothing lazy, I would just take it as nostalgia for some types of doomed industrial environments that gradually spreads over culture, thus design.

I find it both quirky, funky and quite interesting, but yeah, it has to be restricted to a few buildings. The good thing about contemporary design is that it seems able to offer many various options.
