Downtown Update - Convention Center Hotel

Construction on the hotel started Jan. 13 and the grand opening is scheduled for October 2022.

Jason Lee for the Deseret News...Salt Lake County officials, in conjunction with Atlanta-based real estate developer Portman Holdings, broke ground Friday on the building, which the Hyatt Hotels Corp. will manage and operate as the new Hyatt Regency Salt Lake City. The new hotel will be located at the corner of 200 South and West Temple in downtown Salt Lake City, adjacent to the Salt Palace Convention Center.

Scheduled to open in October 2022, the $377-million project will be partially financed through the Commercial Property Assessed Clean Energy program, which allows for specialty financing to enable green energy design and implementation, a news release stated. The 700-plus room hotel will be among the first “ground-up” developments to utilize the program in the Beehive State...

...“It gives us another layer of sophistication when it comes to attracting bigger and better shows to the state of Utah that helps the entire area. Utah’s going to take a better step in terms of prominence on the national stage because of a facility like this,” he said. “People that hadn’t considered the state before are now going to say, ‘I need to look at Utah, I need to be in Utah for these conventions.’ That’s what kind of prominence this new center is going to give us.”

The 686,784-square-foot, 26-story hotel will include 700 guest rooms and 60,000 square feet of meeting space, as well as two separate restaurants on the first and sixth floors and a lobby bar. The sixth-floor restaurant will sit adjacent to an outdoor area with a swimming pool, as well as a 7,500-square-foot outdoor terrace for events and other activities.

The project will be directly connected to the Salt Palace Convention Center to provide convenience for convention attendees, Baisiwala said...

...“This hotel is built directly into the convention center, which makes it exceptionally easy for the convention attendees to go in and out from their hotel rooms into the convention center,” he said. “Perhaps more importantly, it has a lot of suites — big rooms where VIPs can be housed. And it also has a lot of meeting space which augments the number of meeting rooms of the Salt Palace.”

Three modestly-sized residential developments in west Downtown – one under construction, one just approved, and another in preliminary stages – may portend the next wave of multi-family construction in this transitioning area.

With the imminent shuttering of the Road Home emergency shelter at 200 S. Rio Grande (450 West) and recent mega-developments along the park blocks on 500 West (Liberty Gateway and Alta Gateway), the neighborhood’s stigma seems ready to dissipate.

CW Urban's "The Beverly"

Up the street at 45 South 600 West, CW Urban received approval by the Planning Commission this month to move forward on a 48-unit, market-rate condominium project named The Beverly.

Four buildings, each four stories, will barely reach the minimum height required by Gateway-Mixed Use zoning (45 feet). Like all proposed projects in this zone, the developer had to submit to a Conditional Building Site Design Review process...

...The city will require the builders to include public art and a mid-block walkway along the eastern edge of their property. Benches will be placed at the south end of the walkway as it terminates at 100 South, immediately east of Futsal 801. The north end of the walkway will terminate in Gateway’s western surface parking lot fence...

Central Station

...As currently proposed, Central Station will provide 52 affordable units and 13 market-rate, details of which are yet to be determined. Gardiner Batt envisions a wide range of sizes, from studios to four-bedroom units.

The project will supply 34 parking stalls at ground level in its concrete podium, hidden from the street by common rooms for tenants and their leasing office. According to documents submitted to SLC Planning, the developers are committed to achieving both Enterprise Green Building Certification and an Energy Star rating...

The Pluralsight company is building its new global headquarters on about 40 acres of untouched land off the 146th South Exit in Draper, near Corner Canyon.

Pluralsight CEO Aaron Skonnard revealed the new location during an exclusive interview with 2News.

Skonnard said when they signed their first lease in Farmington, Pluralsight had 31 employees. Fast forward four years and the company now has more than 800 employees. Within the next ten years,
Pluralsight plans to add 2,400 more employees.

"In the beginning, we'll build one or two buildings that will house the current employee base of Pluralsight and there will be room to grow and build additional buildings in the years ahead," said Skonnard.

Downtown Update - The Exchange


Covering more than 2 acres of prime downtown real estate... The Exchange is a joint venture between Giv Development, a local development firm, and Domain Properties, a New York based real estate firm. Both organizations focus on building and enhancing the surrounding community, in addition to the physical development. It was designed by KTGY Architecture + Planning. As part of the City's Civic Campus, this mixed-use development will sit just east of the Salt Lake City Public Library. The Exchange is planned to include 216 market-rate and 196 affordable residential units, which will add much needed density to the area. The number of units will total 412 units. Current plans have more than 20,000 square feet of street-front retail space. This ground floor space will be anchored by an international food hall and marketplace in partnership with the International Rescue Committee’s Spice Kitchen business incubator program. Other notable features of the development will include “The Shop at Salt Lake City”, Domain’s innovative co-working and business accelerator platform. The 30,000-square foot space will offer amenities and programming aimed at stimulating entrepreneurship, small business development, and community engagement. The proposal highlights the use of art and green space and commitment to energy efficiency and will be a great addition to the Civic Campus.

Downtown Update - First Step House

... The city council and Housing and Neighborhood Development staff will brief the council on a Housing Trust Fund loan request The First Step House, is a nonprofit that focuses on mental health, recovery treatment and housing for veterans and low-income individuals. First Step House is constructing a two-story commercial structure directly north of their facility that treats and houses veterans on the 400 south block of 500 East.

The nonprofit is redeveloping the 0.2-acre site into a 40-unit affordable housing project. The units will be reserved for residents earning less than 30 percent of the Area Median Income (AMI). The project would be the third phase of the First Step’s 500 East campus that when built out will add 115 affordable units to the market...

Beautiful project and a great addition to civic campus. I recall some one had a vision of a park and walkway east from City Hall through several mid-blocks. Good idea but it was never going to happen the way it was envisioned.

Gordon Huether and his team have been selected to work with the Salt Lake City Department of Airports in meeting the goals of the Terminal Redevelopment Program at Salt Lake City International Airport, which
includes a comprehensive art master plan. The brand new state-of-the-art terminal, currently one of the largest construction projects in the United States, will showcase Huether’s art throughout the new terminal.

The artist’s most magnificent and largest art installation entitled “The Canyon,” and will be integrated on both walls (East and West) of the new central airport terminal. “The Canyon” evokes the Salt Lake City landscape
and spans 362 feet, roughly the length of a football field, using more than 2 acres of composite fabric, and the equivalent of seven miles of aluminum tubing. The entire work will consist of 412 individual tensile
membrane fins!

Gordon Huether will create a number of other art installations throughout the Terminal, as well as curate the Salt Lake City Department of Airport’s fine art collection and assist in future public art opportunities.

The Column Plates and an 65-foot tall escalator well sculpture are currently two other approved large-scale installations to be integrated into the building design. The sculptural Column Plates, located in a gathering
area for both arriving and departing passengers, will be made of composite material and will create a visual distinction for the various activities taking place in the open space. The sculptural forms of the columns
provide interest and induce a sense of wonder while maintaining their functionality and visibility of the view corridor. Benches made of a similar material and inspired by the column plates will be placed throughout
the area.As a focal point of a high-traffic area, the 65-foot tall, suspended escalator-well sculpture makes use of the natural light provided by the curtain wall near the three-story escalator well, creating intriguing
color effects in its vicinity. Colorful, light-sensitive dichroic glass fins are partnered with light refracting glass rods to create ever-changing colors and patterns on adjacent surfaces...

Is it just me or does the main hall of the new airport seem just a little too small on the inside? It's obviously going to be a big step up from the old airport, but it doesn't seem designed to accommodate the kind of growth that I think SLC will have in the next 50 years.

This airport was designed and built to handle a huge amount of expansion well into the future as traffic demands. The necessary acreage has been set aside and the design itself is highly replicable over and over again. In fact, Phase II has begun before the paint is even dry on this Phase I, which is years ahead of the original schedule. That is, unless the COVID slows things down a bit.

Downtown South, Central City - Ballpark District - The Penny Townhomes


BuildingSaltLake.com...CW Urban also has purchased Chartway Credit Union and surrounding parking lot on 1700 S. Major. The entire property, which the company will call The Penny, is just over an acre, about a third of an acre larger than the site where The Edith now stands...Planning documents show The Penny being developed in two phases, with 24, one- through three-bedroom condominium units(pictured below)... and no retail space fronting 1700 South.


The Penny, new for-sale townhome developments, will replace the Chartway Credit Union and parking lot at the corner of 1700 S. Major in Ballpark.

The Salt Lake Tribune - https://www.sltrib.com/news/2019/04/.../...Pamela’s Place Apartments, a five-story, 100-bed facility at 525 S. 500 West that will be devoted to permanent supportive housing for the region’s chronically homeless.
In addition to affordable studio apartments, the completed building will offer residents access to a full clinic, dedicated case workers, a variety of social services and community spaces, and special facilities for gardening and pets.

“It’s not a homeless shelter,” said Dan Nackerman, executive director of the Housing Authority. “It’s apartments for people perhaps coming out of homelessness or perhaps just very low-income and needing some service.”...

New multi-family residential construction has broken ground in south Downtown. PEG Companies’ SevenO2, a 239-unit apartment project at 702 South Main in Salt Lake City, is scheduled for completion in January 2022.
It is replacing Specialized Sales & Leasing, a used-car lot that occupied the northeast quadrant of the 10-acre block zoned D-2. PEG’s market-rate rental project will add over 250 residents to the nascent south Downtown neighborhood. For decades south Downtown has been a vacuum on urban energy, dominated by boarded buildings, car-sales lots, and auto-service shops...

The area will gradually be getting a new feel. Projects to watch are new residential like SevenO2, a new TRAX station at 650 S. Main, new Class-A office space on S. Main, artisan food+beverage investment on State Street, and imminent redevelopment of the Sears Block...

Seven O2 by PEG will be five stories and host 239 units – 60 studio, 121 1-bdrm, and 58 2-bdrm units. It will supply 238 parking stalls (1:1 ratio) in a structure behind the residential building. An amenity deck will sit on top of the parking garage.

Street presence will be provided by seven walk-up units fronting 700 South, and on Main, by five live/workspaces, along with a “grand lobby” and a leasing office.

Downtown South, Central 9th District - The Maven West

BuildingSaltLake.com... At 945 S. 300 W., Tim Watcke and Tessa Arneson of Maven development are constructing Maven West, “sister” to the Maven District, located on the 100 E. block of 900 S. The first floor will have 4100 sf for 2 restaurant/coffeehouse spaces, while the second level is 12000 sf and has 37 creative office and beauty/wellness spaces with a shared conference room, break room, patios and a common coworking area which is available for residents’ use. The 3rd and 4th levels will house 30 market rate apartments, all 1-bdrm at 500-600 sf, each with its own balcony. The project will be parked with 29 stalls, 17 which are in the rear garage at ground level.

residential projects will begin to appear in areas and neighborhoods not usually on most developers’ radar...The Paxton will be five stories, with four wood-framed floors and a ground floor concrete podium. The project will have 121
residential units on the top four floors and structured parking and ground floor commercial space at the podium level. The project replaces a vacant lot and two one-story warehouse-style buildings on a one-acre parcel. According to the
project’s architects, JW Robinson Architects, the building’s interior has been designed to appear similar to an upscale hotel. The project will also feature two outdoor plazas, one above the podium on the building’s second floor and the
other on the ground level separating the building from Paxton Avenue. The ground level podium will include outdoor dining space.

The developers needed to go through a conditional building at site design review because the proposed development would exceed the allotted height by 18 feet. The project is zoned CG (General Commercial), which allows for building
heights of up to 60 feet. While the Paxton is planned to be five stories tall, a proposed vaulted architectural feature planned for the top floor pushes the project past the 60-foot threshold.

According to a project description from the project’s architects, the vaulted feature “serves as a distinctive architectural element that gives the building a unique and distinctive form that creates interest.” The vaulted roof will be mostly
glass and sit atop a fifth-floor gather space for residents.

The project will include two other vaulted roof features, but those sit atop the stairway and elevator towers which are allowed to exceed height requirements.

A very unique parcel in an area dominated by light industrial and big-box commercial will soon be home to a large, missing middle residential project. The Salt Lake City Planning Commission approved with conditions a Planned Development request by developers, dbURBAN Communities, to build 64 townhomes near the intersection of 400 West and Aspen Avenue.

The project, referred to as Dalton’s Edge will include 16 residential buildings and a clubhouse that will occupy the space directly north of the Salt Lake City Target Store. The units will be rentals with a mix of one, two and three-bedroom apartments and will be walking distance to two of the city’s fastest-growing neighborhoods, Central Ninth and the Granary District.

The bulk of the units will be one-bedroom apartments with 32 one bedroom units planned, 22 two-bedroom units and 10 three-bedroom units. The units will be three-stories with a car garage on the ground floor, living space on the second and bedrooms on the third floor. Many units will also include roof decks.

According to planning documents, because of the adjacent industrial buildings and big box stores, the project’s architects have made human-scale design a priority for each building. The developers will use exterior materials to have the buildings reflect the industrial history of the Granary District. Building materials will be a mix of concrete, brick, metal, wood and glass.

Update, South Central - The @2100 Apartments

The 81-unit building would replace a vacant lot directly east of 'The Warehouse, Salt Lake City', a big-box, furniture and mattress store. The project would also abut a large surface parking lot used by Sam’s Club to the north. The developers are requesting Planned Development and Preliminary Subdivision approvals to allow them to split The Warehouse parcel into two separate properties and have the 2100 Apartments front a private street that would connect the project to 300 West. The @2100 Phase I Apartments would consist of four levels of wood-framed residential above a one-story concrete parking podium. The units will be a mix of one and two-bedroom apartments. Instead of locating most of the amenities on the ground level, the @2100 Apartment’s amenities will be scattered throughout the building. The fitness area will be on the second floor, while a gathering area will occupy the third, an internet cafe on the fourth and a roof deck and spa area will be on the fifth floor. The podium level will be reserved for just parking.

The @2100 Apartments will be just under a block away from the Central Pointe TRAX Station.

Downtown - Parting Shots, Restored Peery Hotel

The Peery Hotel, built in 1910, is a historic landmark downtown Salt Lake City hotel whose architecture is rooted in the Early Prairie and classical revival styles of the time.
The renovation of this Grand Dame pays homage to the many time periods during its operation, thereby creating true American Heritage style.
