Background - The Oldest British founded city in North America

St John's is the second largest city and metropolitan area in the Atlantic Provinces, the fourth largest coastal city in Canada, and by North American standards an old & historic city which places high importance on preserving its heritage and unique character. After a series of modern high-rise projects between the late 1950's and 1980's, height restrictions and stringent heritage by-laws were put in place and recently strengthened again. As a result most of the pre-WW2 downtown and surroundings are part of a large three tiered heritage area. The development philosophy of the city is to encourage the re-use of its existing buildings (many heritage structures have been converted to condominiums) and develop context sensitive infill and new low-rise projects. Recently (2010), the city has considered excluding a small block of land in the West downtown area from heritage regulations to accomodate taller and more modern buildings.

This site is designated by the city’s Municipal Plan as an area allowing for additional building height to 12-storeys.

Tiffany Village Condos at Tiffany Estates - 16 floors - height 58 m - Proposed.
"Located in the heart of St. John’s, the Tiffany Village Condominiums project will consist of two concrete state-of-the-art buildings with panoramic views of the City. These buildings will have up to 240 residential condominium units with 2 levels of underground parking. . ."

Hilton Garden Inn - 12-storey Hotel, height 35 m to main roof - Proposed 2011

This is a proposal for a new 12-storey, 150 room hotel in downtown St. John’s (April 27, 2011). — at Springdale Street, New Gower Street and Hamilton Avenue.
There is also the possibility of a second tower being built as Phase 2 of the project.

Mix - 345-347 Duckworth Street, Redevelopment of former Newfoundland Telephone Building - Preconstruction

The existing building will be redeveloped and expanded in a mixed use development containing about 83 condo units and commercial space on the ground floors. Three floors will be added to the east section; one floor and a new section will be added on the west. The finished height will be 8 stories, 28.53 meters from Duckworth, and 10 stories, about 35m, from the lower elevation of McBrides Hill. Parking will be provided by the Henry bell development parking garage across the street.

Henry Bell Developments Proposal - Henry Street - Duckworth Street (Marconi, Mirador & Metropark) Under Construction

The 9 storey project will have a total of 90 units and a five-level parking garage (Metropark) which will have about 400 parking stalls.
It includes the renovation and expansion of the former CBC-Capitol Theatre Building, and is expected to cost in excess of $33 million.

40 Henry Street - Star Of The Sea Condo (revised) - Proposed/Approved
This 8 storey condominium development is proposed to be built on Henry Street downtown, replacing the now demolished Star of the Sea Hall.
Permission was granted for demolition in July 2010. Building heights of the revised proposal will range from 20.5 metres on the east end to 26.5 metres on the west end (~24 m at entrance). The building will contain 84 condo units on 6 levels and 106 parking spaces on 2 levels, the FAR is 4.4.

47 Lemarchant Road 5 fl, 18m. Status: Approved
Proposal for a five storey 40 unit condo building to be built in two phases.
There are two levels of parking containing 64 stalls, in addition to the five levels of condos. The proposed FAR is 4.1. Added Nov 2012.

430 Water Street 6 fl, 21.6m NEW 2012
Proposal for a six storey addition to an existing office building. The six stories includes one level of parking. The area of the new construction is 1932 m², total area 4452 m². The proposed FAR is 3.0. Added Nov 2012.

Fortis Building - Retrofit.

Retrofitting work is expected to start sometime after 2012. Fortis had proposed a 15-storey tower to be built adjacent, but it was abandoned after considerable public
opposition. This 12-storey building opened in 1969 as the Royal Trust Building, and was the first office tower in St. John's.

Duckworth East - Hotel/Condo Development - (New Jan 2012) - Proposed
This proposed development consists of two five storey buildings on opposite sides of the street, located at the corner of Duckworth & Ordnance, and Duckworth near Hill O'Chips. The flatiron style building (south side) will be a condo/hotel with commercial space on the ground floor. The north side building is proposed for the site of the old east end fire station and will have two levels of parking with three floors of residential above.

Courtyard By Marriott Hotel Expansion Duckworth Street, 19.8m - Proposed & Approved
This is a six storey building across the street from the existing hotel.

This proposal changed in July 2012, formerly consisting of a four storey building and a pedway connection, the changes were approved by council Nov 2012.

49-53 Harvey Road - Proposed
This is a proposal for a 5 storey mixed use building containing office and residential space. The Longs Hill elevation will be higher, up to 7 stories.

Pleasantville Lands Development - Under Construction

64 acres at Pleasantville will be developed into a comprehensive residential and commercial area. Canada Lands Corp.'s plan will see about 960 residential units built, including single-family and multi-unit homes and hundreds of condominiums. The plan also includes two 10-storey towers that would be built in the NW section, also 3/4 & 6 storey multiple unit buildings, some with commercial/residential use. Upcoming major development.

Fort William Station Condominium - Partially Completed
Birds Eye View
8 - 10 Water Street - 5 stories including parking. This development will consist of six residential condominium buildings to be located on the former Standard Manufacturing site on Water Street East opposite the waterfront. Each building will have eight units for a total of 48 and there will be one level of indoor parking, and an outside parking lot for 34 cars. Approved, phase one is complete.

Stavanger Drive - Seniors Retirement Village & Condominiums consisting of one five storey and three four storey buildings, 30 building lots for single-detached housing, total 208 residential units on 16 acres. (proposed)

Steele Hotel, Water Street West - Completed 2015
The hotel was proposed in 2007, containing 50 to 70 rooms and is to be 5 to 6 stories
facing Water Street, with a roof height of 23 meters. Current Status: Under Construction
