Unclear to me how this revision would affect the existing plan. But as azsunsurfer said it's too bad it's all inward facing, putting the garages along Washington.

The Grand

I still say they should have worked with the developer of this project to put a parking garage at our near the the south/east corner of Priest and Washington designated as a Park and Ride for Light Rail. They should have given a tax break or outright purchased that area for the Park and Ride. Right now everyone parks illegally at the Starbucks Center or in the Wells Fargo lot as there is no street parking. I do it when I go to a Sun's or D'Backs game always wondering if I am going to return to find my car towed. Priest is a connector to light rail for people coming north from Tempe/Chandler or south from Scottsdale. It would be IMO the most used Park and Ride on the Light Rail Route.

Thanks for posting. This whole portion of Washington has been ruined as a pedestrian friendly entryway into Tempe. I am not sure why Tempe allowed the garages to front Washington, but I am not surprised as it's the same thing that was allowed to happen along Rio Salado. I guess Tempe is not perfect at creating good urban environments everywhere. The good thing is it looks like they've only added 1 level of parking for an additional 4 floors of office. So that's a plus.

Don't think the idea is necessarily walking from Priest and Washington to Mill (although it's only a 1.5 mile walk, not really extraordinary). To me the benefit of a pedestrian atmosphere would be extending the urban form of Tempe beyond the immediate Mill and Mill-adjacent areas, especially in a development that was a large blank lot, and in an area that is directly connected to Mill by rail.

Plus although people may not be walking, they are definitely riding the scooters from Priest/Washington to Mill (I've done it), and having urban, street-facing buildings with pedestrian orientation could have created a nice atmosphere for that.

I know that corner very well as I lived a 1/2 mile away from for 4 years and worked at the Wells Fargo center for about a year. You would be surprised at the amount of people walking around the area during business hours (weekends are another story). The area has a lot of pedestrian traffic coming and going to the light rail station from the nearby offices and residential units. With a Broadstone getting built at Papago Grand, there will be a few hundred more residents living directly on the development. I'm sure a lot of those residents will be walking to the LTR station.

Agreed. If they had to moon the light rail platform with a parking garage instead of a more pedestrian-oriented building facing the street, it should be a park-and-ride. I've also talked to residents of Scottsdale who find Priest / Washington the most convenient station for their light rail ride and therefore try to park unofficially in nearby lots.

On a related note to the Grand Project, the Lofts at Rio Salado apartments next to the Grand finished their exterior paint job. Once the Grand is complete, I think it will tie in nicely compared to the desert brown tones.

That looks like 5 stories of woodframe on top of 2 stories of garage and 1 story of retail/lobby, so like 5 over 3?

I don't believe there's a building like this in the Phoenix area.

The apartments do look similar to the other woodframe ones around town, but it's actually concrete all the way up. See e.g.:

Same project, but the pics were taken months apart. The more finished version is the W side of the apartments/grocery.

Sucks that surface parking lot will front Mill. Not much of a signature project with that kind of thinking.
