Request from OHSU for use of parking lot permission extension from January 2013 to January 2028:

Looks like the next building to rise on that campus will be 2019 (year opens) 2024 for the next and 2029 for the last. That seems like a REALLY long time for three more buildings and decades of surface parking lots.

I NEVER expected a building to go up on that lot, especially the first building from Zidell. The views will be of the barge building operation on one side, and the hillside up to Macadam on the other. It's great that space is going to be built on, but I just can't imagine why there, first?

They were smart to hire ZGF for this. Let's hope they have equally well-designed projects for their (substantial) remaining properties.

^ here's an old masterplan for their 30 acres from 2001 (from Zidell), street grids, streetcar routing, new buildings, and property ownership have changed since then. They'll probably update it before the next project. Here is a newer rendering Grantenfuego posted in March of their properties (unknown source):

He wants to build a hotel South of the Ross Island bridge, and make a private marina in the old bargeway.

It'll be a block off of a streetcar stop, it'll be close to both the new MAX connecting to all of downtown as well as the Gibbs St Pedestrian Bridge, and they probably can rent the place out quickly with access to Downtown, Lair Hill, OHSU, and South Waterfront (as it becomes more built out).

It might not be the most desirable location today, but the shipyard is going away and the neighborhood will only get better.

I know this is common knowledge, and may even be buried on this thread, but when is the shipyard going away again? I seem to remember it's a ways off.

I don't think the shipyard is going away anytime soon... I'm working with the South Portland Business Association, they cover the South Waterfront, and they've hinted to me he wants to put a private marina there but the city is holding him up. There's not enough collaboration going on yet. I also heard rumors of a grocery store.

From what I've heard the environmental cleanup on the site won't be done until the new transit bridge is completed, since some of the cleanup is being done in conjunction with that project as well.

When I made the comment about the shipyard going away, I meant relative to the life of an apartment building. It may take 10+ years still, but the apartments will be around a lot longer than that, and will only become more profitable as things like the LRT bridge and other projects in the neighborhood are completed.

It looks complete, but apparently it's still not. Grand opening June 23rd. Why did this take so long to build?

The construction itself was pretty fast, but now we're waiting for red tape I guess. June 23rd? That's a little disappointing. Pics from today:
