Yeah if you give anyone the option of extra space in their condo that's out of the weather, you can forget about many of those balconies reopening that glass any time soon.

I think you'll end up with a patchwork of open and closed panels,
like at 999 Seymour, but less noticeable because it'll be clear glass.

The tower on Vanness just west of Joyce comes to mind, very visible from the Skytrain.

Speaking of that tower, the replacement development's rezoning is up for public hearing on the 23rd.

Even when they do get to grade, it's going to take several more months to get through that sizable podium before we start hitting the Tower floors and section.

So yeah, it will take a while.

It also likely means don't expect to see them break ground for phase 2 any time soon either.

Yep. That’s exactly what I mean, and it is similar to what is happening to Concord in Brentwood.

This project is moving quite slow, but I guess it's expected since it's not exactly an easy place to build multiple 60 floor condos.

March 22 to Mar 24 excavation and building 7 levels of underground parking.

Also known as starting at ground level and reaching ground level again.

Can someone refresh us on what the EV requirements will be?
