It's nice to see Surrey designing buildings other than the typical residential point tower form that is so common in Vancouver and Burnaby (and Coquitlam and North and West Vancouver).

By my count there are 44 floors illustrated on the rendering.

I count 44 to the top of the lozenge shaped floors (including the deck above it). There are still 2 or 3 sets of punched windows above that. Whether those are residential or mechanical, I don't know.

Either way throw in a mech floor, lose the 4th and 13th and presto... 47 floors by developer logic!

I only care about height and they've specified the height. If they fit 90 floors or 10 floors in that height I don't care.

They should upgrade the fitness area there as well. The free weight section is lousy and so is the lack of machines.

Oh ic..it just seems every promo pic or rendering doesn't include it. Kinda surprised that they're getting rid of the ice, especially when there's a shortage (apparently). So what is the foot print of 3Civic plaza? Is it going to butt right up against the rec centre? just curious.

all pictures show far future plans. Current plans though call for the swimming pool and gym part of the rec centre to stay around for a while. I'm guessing it to make sure they get the worth out of current renos to the gym and pool.
as for where it sits if you look back you will see photos that it will be built up to a new road that will be right behind the rec centre
