Looking at the recent rendering and the one in the above article, I see the curved part of the building going from the south in the recent render and from the west in the article render which I prefer because the sail mimic would look better from further away and unobstructed like from the south side of the river. So is the orientation correct on the new render? Not sure I like the idea of it following the same setback angle as its neighbor directly to its east, the Northshore.

The setback angle off of Cesar Chavez is dictated by ordinance and will be roughly the same as Northshore at no more than 70°. The orientation is wrong in that ATX real estate article - the south face of the building steps back and the west face curves.

Remember this site is quite restrictive with height given it has two angled setbacks. From earlier analysis I've done with this site I'm surprised the design is as tall as it is actually.

I believe so...but, for how long?


Also, this tower will end up housing more than 2,000. Could push 3,000 or so depending on layout. Typical office space ratio is 150-200SF per employee. However, things are changing - especially in the tech world. There is a lot more co-working and "free" space being designed into offices these days.

Do we have a Salesforce office in town? I wasn’t able to find one on Google. There are, however, a lot of Salesforce job postings in Austin on LinkedIn.

I looked that up, too. The nearest regional office is in Dallas, and even that only has a 1-800 for service, no actual physical address. I’d say they’re definitely primed to move in to Texas in a big way. A major — marquee? — Austin presence just makes too much sense.

Yeah I don't remember a building going into site prep before a real rendering has been released. Why are they being so stingy with them?

Because they didn't need to market out to potential tenants. I'm sure there is no real reason to publicize the project after all the negative feedback Amazon got from the community especially since it's [tech company] - no positives, only negatives to their image. I am a little surprised more didn't get leaked with both the final and previous designs during the bidding stage and through the initial PPP negotiations.

It's certainly suggestive that a single tenant will take all or most of the project. Most renderings we see are for marketing purposes.
