Changes coming to Poplar Plaza, Memphis' first shopping center

Interestingly enough..

"The 67-year-old Poplar Plaza is marketing some of its most high-profile space – at the busy corner of Poplar and Highland – for second-floor retail. Such upper-floor shopping – in this case, above the ground floor where Spin Street Music closed earlier this year – is more commonly seen in cities like New York or Chicago.
The center is also promoting itself now for a mix of uses, including office or possibly even residential tenants."

"The types of users for the ground-floor, old Spin Street space could range from stores to restaurants to brew pubs, he said."

For upstairs, “retail is still a bit of an uphill battle,’’ Brommer said. “I do think though, with the visibility of our 15,000 square feet on the ground floor, that might be a game-changer. We might be able to get a retailer leased over the Spin Street space. Also, we’re looking at mixed-use with a consultant,’’ he said, adding that the mix could include residential and office tenants."

We’ve got a lot of anchor-tenant nationals,’’ Brommer said. “What we think we’re lacking is some local flavor. Local restaurants and retailers that weren’t necessarily around 20 years ago. We just want to put them in the tenant mix; we think that might help.’’

"Local restaurants and stores can be so heavily visited that they help draw traffic for the entire center.
The Overton Square entertainment district is a strong example of a commercial center embracing local businesses, Brommer said. “Memphians embrace the Square.’’

I haven't expressed my opinions in a while, so here goes.

I hope to live long enough to see I-69 done but I got issues with some of it.

First and most important, a new I-69 bridge for crossing the Mississippi is absolutely not needed. There is a newer bridge just down stream from where this is to cross that can be used. This is just billions to be wasted. They need to drop the alignment down and make the US82/US 278 bridge the I-69 bridge. That money should be spent on getting I-69 done across South Arkansas, West Mississippi AND to extend I-530 to near Monroe LA. Arkansas wants US 65 to be part of an extension of I-57, this could make that happen all the down to Alexandra and even Lake Charles of they extend it down I-530 as well. But...more importantly it makes (along with I-69) two interstate routes that follows the river on each side when combined with I-55.

Any new bridge should be in the Memphis area. Hell, there should be two. One that connects I-40 just weat of West Memphis at Lehi to I-69 to Tunica. This could get thru truck traffic using I-55 around and out of Memphis and also allow for the needed Harrihan Bridge improvements. It would also better connect the intermodal facility in Arkansas to the DC areas in North MS and South Memphis.

I would propose a second bridge to connect the I-55/I-555 junction in Arkansas to the I-69/I-269 Junction on Millington to make a complete loop of Memphis.

This would give the greater Memphis area two new, hopefully better equipped bridges to handle seismic events and really open up the Arkansas side for greater economic growth as it eliminates the I-40/I-55 bottleneck and provides improved traffic flow for Memphis.

I'd go farther in pushing for I-22 to be extended to Tulsa using I-555 and upgrading US 412 across Northern Arkansas. All of this decreases the crush on I-40 between Memphis and LIttle Rock and opens up much better traffic flows to places like Northwest Arkansas, Springfield MO and Kansas City and Denver.

I drove past there today. If you drive up from the rear of the building you would be amazed how much work have been done. It looks like its almost gutted out. The Tenoke building (New Aloft Hotel) in the same vicinity is in full swing. The inside is empty and now they have began work on the outside. They have scaffolding all the way to the top and you can see the workers getting it ready.

Interesting thoughts on the subject. I could definitely agree with more bridges in Memphis/ Big Shelby. Especially with creating a western loop around West Memphis.

Another thought is to move the alignment up to Helena and replace to old bridge there. Arkansas 1 from Forrest City to just outside Helena is a 4 lane divided that could be upgraded to expressway standards to connect this with I-40. This would be what O would consider an eventual second outer ring around Memphis.

US 412 from Paragould AR to I-155

I-155 to Dyersburg TN

US 412 to Jackson TN

US 45 from Jackson TN to Tupelo

US 278 from Tupelo MS to Batesville MS

New expressway from Batesville MS to this new Bridge at Helena

Upgraded Ark 1 from Helena AR to I-40 at Forrest City AR then on to US 64 at Wynne AR

Upgraded/Widened US 64 from Wynne to Bald Knob

US 65(Future I-57) To US 412(my proposed I-22 extention)at Walnut Ridge.

City Council to consider Overton Square hotel back-up plan

Interesting.

"Plans for a hotel at Overton Square would include some acreage for stacked townhomes or apartment buildings if the Memphis City Council approves an amended version of the hotel plan on Tuesday."

"The amendment would allow for a back-up plan for the townhouses or apartments on 3.36 acres that is now a surface parking lot on the southwest corner of Cooper and Trimble. The back-up plan might come into play if the developers don’t get financing for the full-service hotel or decide not to build it."

O&D at MEM continues to grow, the two busiest enplanement days of the year happened this OCT. AA is increasing Miami and DC frequencies. Come January, MEM will have 4 daily weekday nonstops to DCA on AA. Shocked they have not added Nonstops to LAX yet but i'm hopeful we see it in 2019. I wouldn't get my hopes up for AA and JFK though, seems they are building up PHL for TATL travel while reducing JFK.

Jet Blue is missing the boat on FLL and BOS IMO.

United and SFO as well. That is tricky, it would take a mainline a319 to do it as I don't think they have a regional with the legs to do it. If they do, it would be the longest regional flight they'd offer.

Cook Convention Center Rebid

Three contractors: Roy Anderson Corp., Grinder Taber & Grinder and W.G. Yates and Son submitted bids which were opened Thursday.

The bid will be awarded to a single contractor on Nov. 8 with a Nov. 16 notice to start construction, which will be in phases as the convention center continues to hold events. The renovations are to be substantially complete by Aug. 17, 2020 with more break-out meeting space, better load-in facilities and an exterior that includes views of the Mississippi River and Wolf River Harbor.

I was looking forward to seeing a modern interpretation of a movie theater with mezzanine seating, oh well.

I think the concept of open air movies kinda like a drive in but with tables instead of cars is a novel and possibly neat idea that could be highly successful or fail spectacularly

Looks like the casino measure passed in Arkansas. I thought it was highly problematic and favored the existing gaming outlets too much but it opens the door for the legislature to expand I guess. The former indigenous tribes will be keen on buy up some ancestral land and push for gaming as well. The Quapaw are first ones to watch. I wished the measure broke Arkansas down into zones with a set amount of permits to entice bidding proposals to seek the best one for each zone plus a clause that allowed gaming halls for ambitious historic preservation or redevelopment of former properties meeting historic guidelines for Hot Springs downtown. The Arkansas area just south of Branson screams for a casino possibly tied into Mr. Bass Pro's resort empire.

Southland looks to build a hotel tower now, hints of at least a 200 million hotel/conference center have been floated.

This will whack Tunica hard especially if Arkansas goes down the sports book road as well.

I really wish Oaklawn would push for a fall meet and inclusion in the Breeders Cup. It's been talked about before.

Im guessing a $200M hotel would build about 8 stories, and maybe 200 rooms. Would be a great asset for West Memphis gaming. I'm sure the hotel lobby would have some slots and tables.
