The one at 11-28 30th Drive will span about 174,000 square feet with 266 residential units, while the one at 11-12 30th Drive will span about 200,000 square feet with 275 residential units. Both buildings will stand nine stories tall, and the one at 11-12 30th Drive will include 500 square feet of commercial space.

The project will ultimately include three buildings and span about 650,000 square feet overall. All units will be rentals, and about 30 percent will be affordable, according to Cape Advisors.

Considering they are extensions of the structural floor slabs, I'm sure they're plenty sturdy.

Lonicera Partners is looking to build a 160-unit apartment complex in Downtown Brooklyn.

The firm, headed by Demetrios Yatrakis, filed permits for a 23-story mixed-use property at 308 Livingston Street, just a few blocks away from the Brooklyn Academy of Music. Plans call for a 115,790-square-foot building with 109,331 square feet of residential space and 6,459 square of commercial space.

Planned amenities for the building include bicycle storage, a fitness center, a tenant amenity room and a rooftop deck. If approved as proposed, the structure would be 235 feet tall. The project would be built less than a block away from TF Cornestone’s newly-completed 714-unit residential tower at 33 Bond Street.

The planned structure will replace a three-story terra cotta structure built in 1910. The retail spaces in the property is currently occupied by wig shop Hair Heaven and hair salon Le Touch Unisex.

It’s unclear when Lonicera acquired the property. The last time the property changed hands was in 2002, when it was transferred to Amrik S. Hira.

The investment group previously purchased 296 and 310 Grand Concourse in 2008 for a total of $5.1 million and 334 Grand Concourse in 2002 for an unclear price.

The sites currently consist of two parking facilities at 296 and 310 Grand Concourse and a one-story commercial building at 334 Grand Concourse, and they are located between East 138th and East 140th Streets. JCS’ project will likely stand 12 stories tall and span about 400,000 square feet, and the company is still deciding whether the units will be affordable or market-rate, sources said.

An existing commercial structure at 2330 Broadway on Manhattan’s Upper West Side will be demolished and replaced with a state-of-the-art wellness facility and residential housing for senior citizens. Under development by Welltower, Inc. the property will be the global health provider’s second senior living property in New York City.

Real estate investment firm Hines and a passive institutional partner are credited co-developers of the new property. The building is designed by SLCE Architects, who also designed Sunrise at East 56th Street, Welltower’s first upscale senior facility.

The new property will stand 17 stories above 85th Street and will comprise 140,000 square feet, including both memory care facilities and senior living areas. Further details on interior components and design of the building have not been revealed by the developers.
