Except the air rights are currently owned by a developer. Perhaps they have their eye on this site next? That is assuming DonMendigo is correct.

Yeah, they didn't buy air rights as in "the rights to build above the garage", they bought all the excess FAR from the garage parcel and transferred it to the CNA parcel to allow a taller tower there.

With streets on two sides, landmarked buildings to the north, and a height-capped parcel to the east, CNA has guaranteed views on all four sides, so they can make the floorplate literally fill up the lot. They probably also bought a light/vent easement from the garage owners (Beitler?) so that nobody can ever build a building up to the lot line on the garage parcel.

I mean, if you're Beitler I don't know why you'd say no. That company hasn't really gotten any projects off the ground in the last decade, but they just made some free money by selling off an asset (unbuilt FAR) that they were never really gonna use.

Well that is disappointing then. Also disappointing that such a move would even be necessary given the location.

Didn't something go on with Beitler's purported partner (Next Realty), InterPark, and Buck? InterPark paid Next more than Beitler wanted to for the garage site, and then they subsequently sold the air rights to Buck (which had purchased their plot for the tower from InterPark to begin with).

Photo taken just after 5:00 Monday 7/25. Looks like the form is basically complete and they've got a good start on the steel.

Chicago Architecture Blog reports that full building permits have been issued.

^ Was wondering the exact same thing just last evening (I actually have found it interesting that structural steel on this one began to go up before even the tower crane....not unprecedented certainly, but not typical for sure). Clearly the design has changed here - the lobby on the Randolph side of the existing renderings is ultra transparent, and these structural elements are definitely not there. I've found it interesting as well that the project's new full website - 151northfranklin.com - has not yet launched (I'd thought it would have at least a few months ago)......still basically just a single teaser page that's been up since the announcement of the CNA deal......

Very interesting......
