Good to hear, I'm so stoked for this project. It's frustrating that this beauty could have already been built had it not been for POP. \/\/isconsin brought up a good point though to rebut my frustration, without POP, we wouldn't have had the luxury of the streetcar rolling through the base of the tower.

Finally!!!

As Steely Dan said...

Property sale, construction start coming soon for Couture

Quote:
Whaley-Smith said he expects the agency within the next few days to approve the arrangement, allowing the county to avoid making the $8.4 million payment.

Barrett had hoped to finish razing the transit center by spring before Summerfest and other events begin at nearby Maier Festival Park. He wants to begin construction by fall on the 44-story apartment tower, which would take three years to complete.

Whaley-Smith said Barrett can begin demolishing the transit center as soon he takes possession of the property in late April.

Wow, this will be quite the change. Here's to hoping the JCI thing is still incoming. That would be a total skyline transformation.

All signs are starting to point to yes for that one. I mean the freeway ramps are fully demolished now so the site is already cleared and looks shovel-ready. I guess we will wait and see. NML's apartment tower should be rising soon also (demo is complete).

So maybe we won't have to wait until August...

Sale of Couture site wins federal approval

Barrett will close on his purchase of the property from the county on April 29. Ideally, he will move into demolition right after closing, but said he might wait until August so it doesn’t interfere with Summerfest.

It's just frustrating knowing this project should already be finished had it not been for POP. I guess in the end we got a better project with the streetcar running through it. Like you said, I just want to see this thing start. It's been a LOOONG time coming.

Great news, how many buildings taller than this are there in Milwaukee again? 2 or 3?

three, including the U/C NML tower.

Milwaukee's current tallest, U/C, and planned:

1. US Bank Center - 601'
2. NML Tower - 550' (U/C)
3. 100 E Wisconsin - 549'
4. The Couture - 507' (approved)
5. University Club Tower - 446'
6. Milwaukee Center - 426'
7. 411 E Wisconsin - 408'
8. Milwaukee City Hall - 393'
9. 777 N Van Buren - 387' (site prep)
10. Kilbourn Tower - 385'

and don't forget the long-rumored JCI HQ tower which will likely be a new tallest for the city if the rumors are to be believed.

Man I wish Chicago had 3 of it's top 10 under construction with a potential tallest lurking in the shadows!

two things:

1. only one of those milwaukee projects is officially under construction right now (though 777 should be popping soon).

2. if vista tower, wolf point south, and 113 E roosevelt are all built to their currently proposed heights, they would all stand among chicago's top 10 tallest. so chicago isn't too far behind, we just need some of these projects to get going in earnest (and a legitimate proposal for a long-overdue new tallest).

If you mean the site where the original plans for the complex called for a second tower like the first, that is where the Westin is going which has just recently started construction.

833 is pretty much where the Lakepointe Tower was meant to go.

The JCI site is due south of the Couture and 833 across Clybourn.

Downtown Transit Center sale for Couture pushed back, demo still set for August
Apr 27, 2016, 2:48pm CDT
Sean Ryan
Reporter
Milwaukee Business Journal

Milwaukee County and developer Rick Barrett have pushed the sale of the Downtown Transit Center back to mid-June in a move that will not affect the overall schedule to redevelop the property.

In early April, Barrett and county officials expected to close the sale on Friday. Barrett Visionary Development plans to demolish the county-owned transit center at the downtown lakefront and build the 44-story, $122 million Couture apartments in its place.

Due to a heavy amount of paperwork involved in closing the deal, Barrett said, the sale date got pushed back to mid-June. The company exercised its option to buy the property earlier this month, he said, and the transit center demolition contract is out for bids. The building demolition is still on course to begin in August, he said.

“It’s not going to affect the timing,” Barrett said. “Our hope was to exercise our option before the end of April, which we’ve done now. That’s where we needed to be.”

Some long-awaited projects will break ground by end of year
2016 Mid-Year Economic Forecast
by Corrinne Hess July 25, 2016, 1:00 AM

The ongoing saga of The Couture development near Milwaukee’s downtown lakefront looks like it will finally begin a new chapter this fall.

The potentially catalytic project is expected to break ground in September and the 44-story skyscraper will begin to rise from the ground.

Since 2013, when Milwaukee County chose Barrett Lo Visionary Development owner Rick Barrett to develop the project on the site currently occupied by the Downtown Transit Center, the Couture has conjured visions of excitement with its more than 300 apartments, 50,000 square feet of retail and a stop on the Milwaukee streetcar line.

Following several years of delays and threats of litigation by parks advocacy group Preserve Our Parks, the group’s lawsuit was dropped last fall, clearing the way for the $122 million development to finally move forward.

The Couture is Finally Happening
County to move bus routes off site at end of month, demolition of building imminent.
By Jeramey Jannene - Aug 11th, 2016 05:03 pm

A 44-story apartment tower planned for a prime site along the lakefront is finally happening. Milwaukee County is expected to close on the sale of the Downtown Transit Center to Barrett-Lo Visionary Development at the end of the month to clear the way for The Couture.

To accommodate the sale, the Milwaukee County Transit System is re-configuring a number of bus routes that currently terminate at the center. The Milwaukee County Historical Society has also been on-site this week removing a transit history exhibit on the building’s second floor. Demolition of the building itself will begin in the coming weeks.

The 44-floor The Couture is expected to cost $122 million to complete. Anchored by a planned 302 apartments on the building’s upper floors, a number of other uses will incorporated into the building’s lower levels. A substantial commercial component, including restaurant and retail space, will be accessible via a public concourse on the lowest floors. Plans for a hotel, originally included when the project was first announced in 2012, were dropped as the tower went through final design. An approximately 800-car parking garage will be built at the base of the building.

the developer of this project FINALLY has sole control of the land (that only took 4 years). it can now begin in earnest!

The Couture project finally begins
Developer completes purchase of Downtown Transit Center from Milwaukee County
by Corrinne Hess August 30, 2016, 11:36 AM

Milwaukee developer Rick Barrett, the owner of Barrett Lo Visionary Development, finally completed the purchase of the Downtown Transit Center from Milwaukee County Monday and will begin work on the long awaited Couture project today.

“I’ve been saying just put the property in my hands and jump on my shoulders and we’re going to build this thing,” Barrett said. “Everything starts today.”

Over the next four weeks, Habitat for Humanity will be “deconstructing” the 24-year-old Transit Center to see if the organization can salvage anything for its future homes. From there, Barrett’s team will begin taking the building down from the inside out, which will take about six months.

While the site is being cleared, Barrett said he will meet with potential retail tenants, his architectural team and financiers.

“We have tons of work to do, now that I finally own the land, I can start having discussions with the retailers I had to put on hold, and get to work on our drawings,” Barrett said.

The $122 million, 44-story luxury apartment building will take 32 months to complete once construction begins in 2017.

Milwaukee is getting some classy stuff. This reminds me of Museum Tower in Dallas.

^ yeah, it does have an overall form resemblance to that tower in dallas, but the couture appears to only have very small, inset style balconies as opposed to museum tower's more generous end balconies.
