That's the McKinley Court apartments. The "derelict" two story building was razed months ago and the new building is well under construction.

Stewart webcam is of UEB, So this is pretty much done.

When do the first tenants move in?

Looks like they are pre-leasing and will start showing the 1st week of April. I'm guessing tenants will start moving in beginning of May'ish. Not sure when the Snooze will open. Looks like they still have a lot of work to do on the retail pad.

The coffee shop, which operates in a small, less-than-500-square-foot structure, has a walk-up window and drive-thru lane to serve customers. However, it sits on a tiny sliver of the intersection's northwest corner where vehicular traffic can become so congested, cars spill out onto Camelback Road.

Businesses including Stinkweeds, Frances Vintage Boutique, Arizona Hi-Fi and Halo Precision Piercing were among those who complained to the city and asked for a revocation of Dutch Bros.' permits.

In this case, city officials revoked permits granted in 2008 that allowed the business to operate drive-thru and walk-up windows, essentially forcing the coffee shop to close or move to continue operating.

The permits were granted prior to construction of the Dutch Bros. building, per the Republic. At the time, a lawyer for the company told city officials the small parcel would not be an issue because Dutch Bros. envisioned most of its customers would be on foot since the location was across the street from a light rail station.

Most other Dutch Bros. in the Valley feature larger structures in bigger shopping centers, often including more than one drive-thru lane. The chain has proved popular in the Valley and continues to expand.

Dutch Bros. has a year to relocate or close its Camelback and Central store. A Dutch Bros. spokesperson told the Republic the coffee chain is in the planning stages of building a new location nearby, but declined to provide further details.

This aspect is particularly ironic:

It's true that Dutch Bros. at that location had steady traffic at the walk-up window, much of it from students of Brophy, Xavier, and Central high schools. The walk-up window has been closed for the last few months, however. Some customers who arrived via car and found the drive-thru lines too long were parking in lots designated for nearby businesses and then walking to Dutch Bros.

I'm no fan of parking lot protectionism, where each business has its own dedicated lot, but in this case the practice seems to be helping to rid the corner of the drive-thru menace. If Dutch Bros. had really wanted to focus on walk-up business, it would have forgone the infernal drive-thru at this location and instead built a store with a more pedestrian-focused urban design.

Mostly fluff, but Stellar Residential has held a "glass raising" party (read: breaking ground) on One Camelback.

So this is still chugging right along with some great improvements.

Hearing X-Phoenix broke ground this past weekend. Don't live in Phoenix full-time anymore, can someone confirm dirt is actually moving???

^ 99% sure it has yet to be removed. Seems like they're entirely reskinning the building.

They've demo'd everything and leveled the dirt. But no equipment is onsite yet. Probably ceremonial groundbreaking like they did with Kenect and then nothing moved for nearly 2 months, lol.

I think actual construction is supposed to start in June. Lot has been cleared.

A pre-app (PAPP 1902162) came in for a nine story hotel at the Orpheum Lofts parking lot. It's by the Mortenson Company, which are the people behind the Hampton Inn and maybe Kenect north of the Freeport McMoran building.

^ Lame. That lot had a 30 story condo for it back in the day, Omega. Was excellently designed too.

The base of that building is about 9 stories - possible the hotel is just the base of something else to come?

9 story hotel in that spot is garbage.
