As part of the planned expansion of the Washington State Convention Center, the city and county have announced the terms for “a suite of benefits” worth some $82 million.

In a statement, Mayor Tim Burgess said, “This historic agreement will expand Seattle's wildly successful convention center while creating more open spaces in the surrounding neighborhood, safer routes for pedestrians and bicyclists, and more affordable housing.

“Thousands of hospitality industry jobs are likely to be created as a result of this project, and so our partners in labor are also launching a training program to help workers prepare for these coming jobs.”

For what it calls 3rd & Cherry, Bosa is proposing a 57-story tower with about 500 condominium units, 640 underground parking spaces, 24,500 square feet of restaurants and retail, and a 27,000-square-foot public plaza.

The design is by James K.M. Cheng Architects, which is also based in Vancouver, B.C., like Bosa. The project will fill the full block between Third and Fourth avenues and Cherry and James streets, which has been a vacant pit since the Public Safety Building was demolished in 2005.

Civic Square is the block. 3rd & Cherry is the building, which will rise about 629 feet above Third. Bosa hasn't specified the overall building size yet.

Bosa is proposing a 57-story tower with about 500 condominium units, underground parking spaces, restaurants and retail, and a public plaza.

The Eitel Building, first completed in 1905, is on its way to a new life as the 90-room State Hotel. The building at Second and Pike, despite its location and landmark status, hasn’t been fully occupied since the 1970s.

After multiple attempts to revive the building failed, Lake Union Partners purchased the property in 2015 for $5.35 million, and got to work on the building’s restoration with architecture firm Weinstein A+U and structural engineers Coughlin Porter Lundeen.

Strong pre-sales at Koda condos

Koda is one of very few condominiums being developed in Seattle, and Realogics Sotheby's International Realty reports presales were strong at the first sales event last Saturday.

The 17-story, 203-unit complex will be built at 450 S. Main St. in the International District. Completion is set for 2020.

Realogics Sotheby's Dean Jones is handling the marketing, and said the team received deposits on 95 percent of the units. Prices range from $400,000 to more than $1.5 million.

That one is notable for being our smallest-footprint 40-story apartment yet at 8,365 sf or less than 1/5 acre. It's possible only due to a parking ratio in the 0.3 range (something like 70 spaces for 230 units in the final concept).

Seattle buildings always have the craziest pits. It's amazing. You guys have to have some of the best shoring crews in the country.

He didn't mean "suspicious" in that way.

1200 Stewart hasn't started yet. They're in the process of getting a revised land use permit, which takes a few months. This will add four floors to each tower (to 44 each, taking advantage of an upzone) and eliminate one level of parking below-grade.

A lot of proposed projects were 40 stories and are now going for 44 (now allowed 440' for habitable space and 484' for architecture, mechanical, and residential amenities). A smaller number were going for 50 and are now around 55 (was 550', now 605') for the same reason. These are the limits outside of a small area where there are no height limits other than FAA and FAR.

I have to ask... The housing crisis all along the west coast is caused by chronic NIMBYism that has repeatedly blocked new housing for decades. What's the point of taxing businesses while continuing to block new construction? How does a tax lead to less regulation? The housing shortage is NOT due to a lack of funding!

I hate to be cynical, but this sounds like just more corruption on the part of the local governments. "Give us more money, and maybe we'll actually let you build something".
