We got confirmation that this project is legit.

Selon les informations obtenues par La Presse Affaires, ce projet prévoit l'érection d'un hôtel de 288 chambres dans la plus petite des tours, et de 241 logements dans le plus grand immeuble. Ce complexe s'élèvera à l'angle des rues Lucien-L'Allier et la Montagne, tout juste au sud de la Cité du Commerce électronique, de biais avec l'amphithéâtre.

Le projet est mis de l'avant par l'homme d'affaires d'origine syrienne Bachar Ghreiwati. Celui-ci a déboursé 12,25 millions de dollars l'an dernier pour acheter les immeubles décrépits situés sur ces terrains hautement convoités.

Anik de Repentigny, porte-parole de l'arrondissement Ville-Marie, confirme que le Comité consultatif d'urbanisme (CCU) a rendu un avis préliminaire «favorable» à la mi-octobre. Il s'agit toutefois de la première étape d'un long processus, a-t-elle ajouté. «Si le demandeur décide d'aller de l'avant avec ce projet, il devra faire une demande en bonne en due forme, qui sera de nouveau présentée au CCU.»

Densification extrême

Si le projet de Bachar Ghreiwati se concrétise, il viendrait poursuivre la densification d'un secteur qui vit ces jours-ci une métamorphose accélérée.

En ce moment même, quatre tours de condos de 40 à 50 étages sont en construction sur l'ancien stationnement situé devant le Centre Bell. Deux autres immeubles d'une quarantaine d'étages sont aussi en train de s'élever du côté nord du boulevard René-Lévesque, tandis que les travaux préparatoires d'un autre gratte-ciel résidentiel de 40 étages ont commencé cette semaine dans l'îlot Overdale, à quelques dizaines de mètres.

En parallèle, le groupe Canvar a confirmé l'érection d'une tour de 40 étages qui comprendra un hôtel Holiday Inn et des appartements, à côté du projet de M. Ghreiwati. C'est sans compter les plans du promoteur Cadillac Fairview, qui prévoit ériger neuf gratte-ciel tout juste au sud du Centre Bell au cours des 15 prochaines années.

Dans ce contexte, ce nouveau projet misera entre autres sur son architecture pour tenter de se démarquer. Quelques images préliminaires ont circulé sur un forum de discussions et sur le site de la firme d'architectes acdf * ces derniers jours.

Maxime-Alexis Frappier, architecte associé et président d'acdf *, n'a pas voulu donner de détails hier, mais il a tout de même fourni quelques éléments d'information. «On est à l'étape où on continue de vouloir bonifier le projet avec tous les intervenants à la Ville de Montréal. On attend des rencontres à ce sujet-là, car on veut que le projet participe de façon vraiment intéressante à l'animation de la rue et qu'il s'intègre bien à l'environnement.»

Selon l'avis préliminaire du CCU obtenu par La Presse Affaires, la tour la plus haute du projet doit mesurer 138,5 mètres. C'est à peu près la hauteur du Château Champlain, situé à quelques centaines de mètres.

Démolition en vue

Le projet prévoit en outre la démolition du 1000, rue de la Montagne, un petit immeuble de deux étages situé en face du Centre Bell, à côté d'une station-service Esso. La démolition partielle d'une église située au 975, rue Lucien-L'Allier est aussi dans les plans. Sa façade serait préservée et intégrée au basilaire du nouvel immeuble.

Il a été impossible de parler à Bachar Ghreiwati, hier.

So is this where the Baton Rouge and Esso Gas station is?? I'm not really understanding where this is located. Will this be built over the train tracks?

If they're integrating (rather than demolishing) the brick building on Lucien l'Allier across from the new Holiday Inn construction site, then I'm a big fan of the project right off the bat!

Oh great, with the construction of the Bell Center, i lost my main downtown parking space, now i've just lost my garage where i gassed up, LOL! But i guess it'll be a while till construction actually starts. This looks terrific, wish i could see the area twenty years from now.

Looks like the taller tower is on Lucien-L'allier, so the smaller tower being the hotel is right by the bell centre. Does anyone know if the design is set, or if there are other design proposals?

Should update this thread, now 50 floors/27 floors. No idea when it'll start but demolition has begun and the 27 floor will start construction right after (rumour is 28-floor hotel, so still little clarification)






My picture from 2 weeks ago, this is where the 27-floor rental or 28-floor hotel will go, and the 50-floor behind it.

Alright. That looks pretty good. How tall is it? Doesn't Montreal have a height restriction?

We do, 210 metres is the maximum height on certain lots downtown. This one looks to be between 128-150M. I say 128M because the project approved on this lot was 40 floors at 128M, now it's 45 floors. We should find out soon though

The height of the project is 143.6 metres.

nice. Looks like where the old olco gas station was back in the eighties. That part of town was no-man's land for decades.

I have no idea to be honest, I wasn't around in the eighties :p. But speaking of gas stations, the Esso next to this project looks like it's about to be gone as well. Nothing too tall (30-35 floors roughly). But I remember this area in the nineties, going to the then Molson Centre to watch hockey with my dad, and all you saw around the arena were parking lots and decayed buildings.... ish... thank God for all these developments.
