Permits Filed For SOM-Designed 1241 Broadway, Midtown, Manhattan

Permits have been filed for a 22-story commercial office building at 1241 Broadway in Midtown, Manhattan. The architect of the project will be Skidmore Owings & Merrill, who arguably have had the largest impact on New York City’s built environment compared to any other firm. First formed in 1939, they specialize in high-end office space, like the soon-to-be tower in today’s post.

The site is just two blocks from Greeley Square Park, the center of a major Manhattan retail stronghold and incredibly busy neighborhood. The Path Train to New Jersey is also two blocks away.

The 318-foot tall building will yield 178,880 square feet within, of which 140,840 square feet will be dedicated to commercial use. Office space will occupy the project from the second floor up, with the base composed of an eating establishment and office lobby. Bicycle storage will be included on site.

GDS Development’s Michael Kirchmann and Alan Rudikoff are responsible for the development. CBRE will be handling the leasing, marketing the Class A offices as being well-designed and boutique. GDS told YIMBY construction is expected to start in the first quarter of 2019.

8,000sf is a little small for an office floor plate for A class space, no?

Much of the class difference, or A, B,C ... has to do with the age of the building, and most importantly, the actual structure or building infrastructure/structural amenities for conducting business/work and construction features. So from a rent perspective, Class A will cost you the most if you decide to rent but also give you the best office environment. The Gucci of Office workplaces. You can take a class B tower and upgrade it to class A via renovations or conversions. Class C is the lowest of them all. Generally cheaper, and outdated. The floor space won't affect it, but location will.

SOM-Designed Office Tower At 1241 Broadway Imminently Set To Begin Construction In NoMad

Sitting on a corner lot at the southwest intersection of Broadway and West 31st Street on the bleeding northern edge of NoMad, 1241 Broadway is slated to become one of Midtown South’s newest office buildings. With renderings revealed and permits filed, YIMBY stopped by the old parking lot to check on progress. The site has already been vacated and cleared, while the original steel signage for the parking still remains standing above the sidewalk. Triton Construction will be in charge of building the 170,000 square foot project. Their name, along with GDSNY, are displayed on the black fence that currently surrounds the lot.

From the nighttime rendering shown in the featured image, the tower will consist of a grid of large windows enclosing a series of multi-leveled masses stacked atop one another, which will get smaller and taller towards the flat top of the structure. The setbacks act as outdoor landscaped terraces, with the largest located atop podium. Large cylindrical columns form the perimeter of the ground floor, with the main entrance appearing to align and adjoin the adjacent brown building to the south of the property. A multi-story open-air terrace is seen at the top of the building facing north.

Inside, there will be new Class- A office space starting on the second floor. The ground floor will include the main lobby and a restaurant. Bicycle storage is one of the given perks for future office workers. A rep for the project has noted that the current released design is not yet final.

As the site currently stands, a lone excavator sits on the western corner, awaiting work that should begin by early spring. Parts of the asphalt from the old parking lot have already been removed.

Aside from work being done for this project, two other towers are also in the works nearby on Broadway. The Virgin Hotel continues to make quick headway at 1225 Broadway, and the Ritz Carlton is almost ready to rise above ground at 1185 Broadway. BIG’s future office tower at 3 West 29th Street is also underway, to the east. The neighborhood and vicinity are now bursting at the seams with commercial activity, including two major office projects, which is a rarity for most parts of Manhattan.

That rendering, WTH SOM?!? The building isn't terrible, but why release a night rendering with what look like downlit recessed concrete niches? Somebody needed some chill, they should search the renderer's jacket pockets...
