Our thinking is to have the parapet clear glass with a night glowing ‘halo’ along the top. We are very excited about the new look and increased height. In fact, we are considering moving our office into the new penthouse suite with the rooftop patio if we can swing it with the developer."

First I've looked at this bldg. It is kinda weird to see a building get upsized during the approval process rather than downsized. It looks good

Yeah, that was pleasant surprise to all the local forum. Everything is still looking great for a serious announcement in the near future for construction. All of the vacancy and occupancy rates are trending the right direction with the new construction and growth in the CBD.

There's currently a lot of activity on the same block. The plot opposite, on the same block, other side of the new mid-block parking terrace of the pending 151 tower is under development. They're building an upscale apartment complex. I'll post a few pics in the near future.

Newly completed parking terrace, which will serve the tower. New Luxury apartment complex is being constructed on the opposite side of the parking terrace. New Tower will sit on State, covering the Terrace.

Also, in late December I heard back from one of the people involved on the design team for the Boyer 151 tower......

from the design team member:
"Boyer has had success in leasing their other two buildings in the Downtown this year so they are hopeful to get going in 2016 with the new tower. It would be good timing for us."



Also, my company has been contacted by an out of state investment firm from California, that will be entering the Utah market for the first time. They plan to purchase an existing large apartment complex downtown (200-300 units). It will be an all cash offer to purchase the apartment complex. The seller has accepted their offer on the property. We will be assisting them with their due diligence & title process on the apartment complex property.

Pre-leasing begins

A report released last week shows that the average cost of renting an apartment climbed for the sixth consecutive year and vacancy rates are at the second lowest in 15 years. Also, a little update on 151 Tower....
I got the following response back today from someone who is currently working on the design work of the 151 tower.

"Boyer is optimistic that they will be able to launch their project soon. With leasing going well at 111, they are feeling more confident with the leasing market in the downtown. They have also been able to fill their 102 Tower project (former Questar building). So they are hungry for another project downtown."

But two to three years ago, Boyer staff started talking about a project jointly with Lofgren, the Commercial Real Estate Development Association’s Utah Developer of the Year for 2017
