Permits Filed For 45-Story Tower At 606 West 30th Street In Chelsea

Last year, plans filed for the building included 42 floors, with 252 residential units and 54 parking spaces. New permits are by the same architect of record, Ismael Leyva Architects. The proposed 545-foot tall development will yield 312,350 square feet, with 192,780 square feet designated for residential space and 14,240 square feet for commercial space. It will have 260 residences, most likely rentals based on the average unit scope of 741 square feet. The concrete-based structure will also have a cellar, 30-foot long rear yard, and 56 enclosed parking spaces.

Demolition permits were filed in October of 2018. An estimated completion date has not been announced.

Real estate private equity funds managed by affiliates of Ares Management Corporation (NYSE:ARES) and Douglaston Development announced today that they have established a joint venture to develop 601 W. 29th Street (a/k/a 311 Eleventh Avenue), a 931-unit luxury mixed-use residential development located at the intersection of Manhattan’s West Chelsea and Hudson Yards neighborhoods.

The joint venture also announced today that it has received construction financing for the project from a syndicate of banks led by HSBC, with co-lenders Bank of China and Landesbank Hessen-Thüringen (“Helaba”) with participation in the loan facility from Santander Bank and Raymond James Bank. The joint venture also closed upon the acquisition of approximately 120,000 square feet of air rights from Hudson River Park, with the proceeds going towards funding significant park improvements in the neighborhood.

“Douglaston is thrilled to kick-off our new partnership with Ares on this ground-breaking development,” said Jeffrey Levine, Chairman of Douglaston Development. “I am very proud of my team for how far along we have come with this project. It took multiple years to get this very complicated nearly 1-million-square-foot site rezoned and assembled.”

Added Douglaston Development President Steven Charno: “Structuring a project of this scale requires a sophisticated team and we’re proud to work with such an esteemed partner and group of lenders. Upon completion, 601 W. 29th Street will sit on the High Line at the crossroads of Hudson Yards and West Chelsea and will be a great addition to a changing landscape.”

Demolition and site work are already underway, and the project is expected to open in late 2022.

The one-story garage that used to sit on the eastern end of the rectangular-shaped property has been completely cleared to make way for 601 West 29th Street, aka Tower A. The four-story brick structure that stood in the center of the parcel has been knocked down for 606 West 30th Street, aka Tower B, and excavators are currently removing the rubble and debris.

Tower A will yield 730,000 square feet of residential space divided among 931 apartments, for an average of 780 square feet apiece, indicating rentals. There will also be 9,300 square feet of ground-floor retail. To build a structure of this size required the transfer of 123,000 square feet of air rights from Chelsea Piers. Of this total, 4,562.5 square feet of air rights will go to Tower B. The 545-foot tall development known as Tower B will yield 312,350 square feet, with 192,780 square feet designated for residential space and 14,240 square feet for commercial space. It will have 260 residences, with average unit scope of 741 square feet, also indicating rentals.

Tower A’s amenities will include a lobby with concierge service, a fitness center, a sports simulation room, a music room, and a potential outdoor public terrace on the second floor with retail. The sixth floor will have a residents-only outdoor terrace with a lounge and an outdoor swimming pool. The 40th floor will have a garden terrace connected to a private residential library. Aside from the known 30-foot-long rear yard and 56-parking-space garage, amenities of Tower B have not been revealed.

Both planned buildings won’t be as tall as anything else built in the first phase of Hudson Yards, but they will nonetheless contribute to the density of the skyline in this new neighborhood and maintain a prominent position in front of the eventual second phase of Hudson Yards.

Completion of 601 West 29th Street is expected sometime in 2021.

In that photo above of demo, the right side is 606 West 30th with the left being 601 West 29th.

Left side will yield the taller tower.

Excavation Begins For 695-Foot-Tall Residential Skyscraper At 601 West 29th Street In Hudson Yards

No word on when excavation on this section of the parcel will commence, or when work is expected to finish.

Looks like the design has lost some of the interest it had going in the facade. It's a simple flat grid now. Looks fine, at least.
