Project Update: General news on 856 Washington Avenue

Original Post: http://skyscraperpage.com/forum/show...&postcount=300

Some of you might not like this.

As pro-development as I am, this sucks. I can understand demolishing some crappy midrises for 1 Vanderbilt or maybe this for a supertall, but not a 14 story structure.

Demolition of Prospect Heights Bank Set to Make Way for 14-Story Tower

Quote:
A Prospect Heights landmark may soon find itself on the business end of a wrecking ball: DNAInfo reports that the Green Point Savings Bank building, located on Washington Avenue just north of the Brooklyn Museum, is set to be demolished, with a 14-story condo building due to take its place. The developer, Slate Property Group, bought the building in January for $6.5 million.

[...]

The new building will be designed by the firm Kutnicki Bernstein Architects, designers of many new residential developments in Manhattan and Brooklyn, including the former “Colony 1209” at 1209 Dekalb Ave. in Bushwick, a project that changed its name this summer following an outcry by activists and elected officials who said the building’s marketing smacked of colonialism.

Smile NEW YORK | 321 Wythe Avenue | 120 FT | 19 FLOORS

Note: I think there is an error in this article. How can 19 floors = 120 ft...?

Looks like they are going for very short ceiling heights of 6 feet or so. One way this can be 19 floors. Still, such ceiling heights are kinda not the norm lately hence my prudent nature on this article.

If anybody can confirm that this is accurate, please share the confirmation. For now the title remains, but I will change it if the numbers are indeed different.

============================

Project: 321 Wythe Avenue

Quote:
Last month, DNAinfo reported that the struggling Saints Peter and Paul Catholic Church in Williamsburg had leased its large property to Watermark Capital, and the agreement had some unusual stipulations, banning “activities associated with abortion, birth control, euthanasia, stem-cell research or pornography.” Now plans have been filed to erect a 19-story apartment building at 321 Wythe Avenue, on the western half of the through-block church property.

The mixed-use development will reach 120 feet into the air between South 2nd and South 3rd Streets, two and a half blocks north of the Williamsburg Bridge. It will hold 130 apartments stacked on top of 4,868 square feet of community facility space on the ground floor. The apartments will be divided across 99,130 square feet of residential space, for average units of roughly 760 square feet.

The community space, lobby, and parking garage will fill the first floor, followed by two floors of amenities and outdoor terraces. Residential will begin on the fourth floor, with seven to nine units per story through the 17th floor, four units on the 18th and three units on the 19th floor.

The first floor parking garage will have 92 parking spots—just enough to satisfy zoning requirements.

Smile NEW YORK | 385 First Avenue | 210 FT | 21 FLOORS

Project: 385 First Avenue (Conversion; rental -> condo)

Quote:
The 21-story building started out as a 138-unit rental called the Post Luminaria. The Clarett Group built the development in 2002, and Gerner, Kronick + Valcarcel designed it. GKV is returning to oversee the conversion, and Belgian designer Frances D’Heane, of Chinatown-based firm D’Apostrophe, is handling the interiors. D’Haene is revamping the lobby, lounge, terrace, and roof deck, and gym designer Jay Wright is creating a new fitness center.

PR reps for the project sent along this nice rendering of the exterior, but the facade will remain the same. The building will also keep 7,100 square feet of retail on the first floor, which is currently occupied by a bank, a cafe and a clothing boutique.

Magnum is reconfiguring the tower into 103 condos, ranging from 653-square-foot one-bedrooms to 1,891-square-foot three-bedrooms. Asking prices will start at $987,000 for a one-bedroom, and Compass is handling sales.

Work began in April and is set to finish early next year. Sales and move-ins are expected to begin in January 2016.

Smile NEW YORK | 84 William Street | 210 FT | 19 FLOORS

Project: 84 William Street (Hotel Transformation :: Adding floors, renovation, and refurnishing)

Quote:
Korman Communities, Shorewood Real Estate Group, and Prodigy Network have recently topped out their 19-story, 140-unit extended-stay hotel building at 84 William Street, in the Financial District, courtesy of a YIMBY reader. The AKA brand will manage the building, and guest suites will range from a few hundred square feet to 1,000 square feet. In addition to the hotel lobby, retail space and a restaurant will be located on the ground floor. Asfour Guzy Architects is designing, and completion can probably be expected in early 2016.

Smile NEW YORK | 412-418 West 126th Street | 165 FT | 16 + 9 FLOORS

Project: 412-418 West 126th Street

Quote:
Back in 2013, a group of Chinese investors closed on two big development sites just north of Columbia University in West Harlem for $6,600,000.

Now they’ve filed plans to develop the property on West 126th Street between Amsterdam and Morningside Avenues. New building applications call for a 16-story residential building at 418 West 126th and a nine-story hotel at 412 West 126th. The two structures may not be physically connected, but they have been filed as one project.

The apartment tower will reach 165 feet into the air and host 75 apartments. They’ll be spread across 58,932 square feet of residential space, for average units of 785 square feet. Rentals seem likely, and the developers will probably market them to students at Columbia or City College, both within a few blocks.

Retail will fill the cellar and first floors, followed by seven units each on the second through eighth floors, five units each on the ninth and 10th floors, four a piece on floors 11 through 13, two on the 14th floor and full-floor units on the top two floors.

The project will also include subterranean parking for 48 cars in the cellar, which is more than zoning requires for the apartments. But some of the spots might be reserved for hotel guests next door.

Smile NEW YORK | 232 East 54th Street | FT | 22 FLOORS

Project: 232 East 54th Street

Quote:
lias Kalimian’s Elk Investors is planning a new 22-story residential building in Midtown East between Second and Third avenues, according to permit applications filed with the city Thursday. The new development at 232 East 54th Street would house 75 apartments across nearly 60,000 square feet of residential space. It would also hold 585 square feet of ground-level retail space.

Ismael Leyva Architects is the project’s architect of record. Demolition permits were filed last week for the existing five-story, 20-unit rental building on the property, which Kalimian acquired in 1993 for an undisclosed amount, according to city property records.

The new residential building would feature two duplex apartments spanning the first and cellar levels, while the second floor would have four units and the third and fourth floors would each hold five apartments, according to the filing.

The fifth through eighth floors would have six units each, while the ninth through 16th floors would each hold three apartments and the 17th through 21st floors would have two units per floor.

Project: 304 Mulberry Street

Quote:
Broad Street Development filed a permit application to build a new 103,000-square-foot residential building at 304 Mulberry Street in Noho. The residential units will be distributed as follows: seven each on the second through sixth floors, six each on the seventh through ninth floors and three units on the tenth floor. The top two floors will contain two duplex apartments between them.

The building will also include a gym, a swimming pool and a “multipurpose room” for tenants.

Smile NEW YORK | 223-225 East Houston | FT | 12 FLOORS

Project: 223-225 East Houston

Quote:
Earlier this year, we learned some unfortunate news that the corner stalwart was facing the real threat of extinction. The landlord of the adjacent five-story tenement that houses Mercury Lounge sold their air rights to the owners of 223-225 East Houston. Public records show that Elsa and Dunnie Lai (Houston Essex Realty Corp.) acquired the approximately 9,238 square-feet of “excess development” rights for $2.25 million, which also grants an easement to potentially cantilever over the iconic rock venue.

Nearly a year after our first report, we now have a glimpse of the project. Renderings published to architect Bluarch Architecture reveal the ugliness. A 41,000 square-foot residential protrusion from the rooftop. If the info is to be believed, it’ll rise twelve stories and feature forty apartments; unclear whether condos or rentals.
