All these Lakeshore East towers should be taller.

How is a 49-story building only 425 feet high? Does the floor count include basements and the height is only above ground or something?

That's only 8'8" per floor, so barely 8' ceilings inside. Who wants to pay big bucks for that? Building should be a 500 footer with proper 9'6" ceilings.

8' is standard Loewenberg practice. However, 8" is not nearly enough depth for mechanical systems and structure. Plus, in any high-rise you're gonna have lobby spaces, basements, and mechanical floors that require more than 8' of clearance.

I'm guessing the height figure is suspect. Perhaps they're measuring from Upper Wacker - in which case you need to add ~70' to get the height from grade.

EDIT: If the rendering below is accurate, then the 8'8" figure is close to correct. The door out to the balcony should be roughly 7' tall, so the transom above it is only about 1'. It looks like the mechanicals are placed into the partition walls, like a cheap motel. The wall separating the living room from the bedroom is a whole glass panel wide, so possibly 30". Of course, doing that enables the floorplates to look very very thin from the outside, which is desirable with a glass system.

If I recall there are only 45 floors above grade, so that adds a little bit back in. It still is ridiculous.

That seems like the greatest work site ever. A huge lot next to the building to do whatever you want and street access from major highways; seems like a construction workers dream site!

Personally, I'm not overly concerned with how high this building is. I'm just glad it's being built, because Lakeshore East is a stunning complex, but the empty lots sort of kill the mood. Same goes for the view from the river; that part of the Chicago River is one of my favorite spots in the city, so to have these holes in the canyon being filled in is a great thing in itself.

The way I see it, if every building isn't tremendously tall, the ones that are seem that much more spectacular.
