[Surrey] Gateway Station Office Park | 5-towers | Proposed

[Original post - major updates since then]

Source

"Phase I of this 5 phase, 600,000 sq. ft. office park is scheduled for completion in early 2010 and will represent the cutting edge in sustainable and responsible design certified to a LEED Gold standard. The varying sizes of floor plates that will be found within the business park will cater to businesses large and small offering long term growth opportunity.

"Located immediately adjacent to the Gateway SkyTrain terminal and to the existing Station Tower, in the heart of Surrey’s city centre, the Gateway Office Park will boast a central Lower Mainland location and transportation access that only a select few office locations in the Metro Vancouver can. The spectacular views and tranquil campus setting, complete with waterfall, solidifies Gateway Office Park has the most significant new development in the Greater Vancouver Regional District."

Well sort of.

The total office square footage of this project will still be 600 000sf buuuuut....

They have added two residential towers as well, which forced them to put the misplaced office space into a taller office tower. Now dont get too excited, it will only be slightly taller than the tower which is already there, but still this is a pleasant surprise. The development now looks somehting like this:

Building A: 30 floor residential @ 230,000sf

Building B: 24 floor residential @ 170,000sf

Building C: 9 floor Office @ 150,000sf

Building D: 3 floor Office @ 36,000sf

Building E: 21 floor office @ 314,000sf

And as an added bonus... renders!

Finally, Surrey decides to grow up... with employment towers located next to SkyTrain stations! Also it will give Downtown Vancouver a run for its money

So this is in addition to Central City and the second Central City I read about on this forum (2009)? That's pretty impressive either way, thanks for posting.

Here's an aerial photo from roughly the same perspective:

Looks like they'll be building on that little patch of grass.

This is an impressive shot. Not often can you see downtown Vancouver from Surrey. It makes Surrey appear to be closer to Vancouver.

Someone should build a building that tall in Surrey. That would be crazy.

Just read a report on commercial sites in development in the Lower Mainland and they are listing (this was end of 2007):

Name: Gateway Office Park Building A
City: Surrey
Address: 108th Ave. & City Parkway
Date Complete: 2010
Typical Floor Size: 20,000
Floors: 5
Available Square Footage: 146,200

Name: Gateway Office Park Building B
City: Surrey
Address: 108th Ave. & City Parkway
Date Complete: 2010
Typical Floor Size: 17,500
Floors: 13
Available Square Footage: 266,300

Name: Gateway Office Park Building E
City: Surrey
Address: 108th Ave. & City Parkway
Date Complete: 2010
Typical Floor Size: 15,000
Floors: 7
Available Square Footage: 138,000

So they do seem quite a bit smaller than is illustrated in the picture. 13 floors being the highest listed would put the building around 40 metres only, almost 30 metres shorter than Station Tower right next to the project.

Nice! I knew that there had to be residentials mixed in with this development cause in the render it looked like there were way too many towers to only add up to 600,000 sqft.

It's finally going to shape up how it was envisioned when the first towers were built back in the 90's. Nice.
