This tower is officially 1,100 ft. and 86 floors per the developer.

245 condos, five floors of retail/commercial space. CetraRuddy is the architect so it will be glassy and probably angular.

The question of the decade. I hope he see's whats going around the area, and keeps it at its original height. To even consider 800 ft is asinine. I hope he doesn't cut it short. While its in essence a glassy 432 Park, it would add a lot to the aesthetics of the area. Glad that another super tall (45 Broad) is set for Lower Manhattan. Midtown has been getting most of the fun.

Funny though how in the mass diagrams (this is not the final design), it doesn't look tall with its surroundings.

Can't help to feel the same way for WTC3. Just doesn't feel "tall". Spoiled I am.

New York City, you don't stop do you? No, you don't. They should go ahead and declare the district the Skyscraper National Park. Just when you think they can't squeeze any more in there, they go and do it again.

I wonder what will become of the 55 Broad proposal...

http://forum.skyscraperpage.com/showthread.php?t=210050

Quote:
Coincidently, Cushman & Wakefield is marketing 45 Broad, the adjacent stalled site to its north, where Robert De Niro once planned a hotel. That site can host a tall but slender tower with views to the Statue of Liberty because there are no height restrictions in the area.

But it is entirely possible that Rudin is planning a tower play and will be bidding with an eye on winning that site and incorporating its 264,200 square feet into Rudin Management’s 55 Broad, so he can add a new majestic skyscraper to the downtown skyline.

Quote:
The site is located in the heart of the Financial District, and has development rights of 388,000 square feet; the massing diagram depicts a 53-story tower that would stand nearly 750 feet, which would make it one of the tallest skyscrapers in Lower Manhattan. The William Beaver House — which stands 527 feet — is rendered adjacent to 55 Broad Street in the massing study.

While 55 Broad Street could rise over 50 stories as-is, the lot has additional potential, thanks to the failure of the initial plans for the Nobu Tower, at 45 Broad Street. The two sites could potentially be combined, and the resulting tower’s air rights would total approximately 650,000 square feet, and an assemblage of that size could rise significantly taller than the current plans.

Groundwork Begins at Downtown Supertall 45 Broad Street

Quote:
Wasting no time getting started, Madison Equities and Italy-based Pizzarotti Group have begun soil testing at the site of their upcoming supertall tower 45 Broad Street. After 6sqft revealed a trio of preliminary renderings last month, Pizzarotti Group’s CEO Rance MacFarland told Curbed that the tower will stretch 1,100 feet high and have 86 floors. He also shared that it will contain 245 condo residences catering to “entry- and mid-level buyers.

Now just work that placeholder diagram for 80 South Street, and the dynamic Downtown skyline will rival Midtown (north and west) for most iconic in this city of skylines.

rival Midtown by all means . . please . .
unfortunately from narrow but important angles . .
often featured as favorite NYC postcard harbor-views of downtown . .
this 1100 foot needle could block views of major focal-point landmarks . .
obscuring 2 of the top 3 crowns downtown . . that of 40 Wall's pyramid . .
and the peak of 70 Pine (my personal favorite). .

that said . . if the building looks nearly as good as the above rendering . .
with strong abstract crown treatment as shown . . it could look pretty swell . .
This 45 Broad version gives us - not just another unique and exciting jag . . but also
one with an appropriately distinctive and worthwhile gesture for consideration up top . .
And to boot - there isn't a towering twig down in that neck of the woods yet . .
This is pretty exciting . . Is this really happening after just a couple of posts ? . .

at 1,100 ft, it would be nice it if included one of the great crowns of the skyline. A spire on top would be nice as well.

REVEALED: Madison Equities’ 45 Broad Street condo tower
Developer is raising EB-5 financing for 1,000-foot tower

February 26, 2016
By Katherine Clarke

Quote:
Madison Equities and the Pizzarotti Group’s 1,000-foot condo tower at 45 Broad Street will be a soaring golden colossus with a slim midsection and a hulking top, according to new renderings obtained by The Real Deal.

That’s according to marketing materials, including early renderings, circulated among prospective Chinese investors, who may contribute money for the tower through the EB-5 visa program. Madison is currently aiming to raise approximately $75 million through the program to finance the project, sources said.

Prices at the building, which is still in the planning stages, will be relatively conservative compared to recent new developments, with the developers aiming for average prices below $2,000 per square foot, according to the materials. The average apartment is slated to cost less than $2 million.

By contrast, the average listing price for units at Financial District building 50 West Street, developed by Time Equities, is closer to $4 million.
Neither Madison nor Pizzarotti made themselves available for comment on the plans.

CetraRuddy is reportedly designing the project, which is expected to be completed in 2018. The tower is slated to have between 65 and 75 floors containing between 200 and 250 units, including a mix of studios, one-, two- and three-bedroom homes, as well as 20,000 square feet of amenity space and approximately 50,000 square feet of commercial space.

Amenities are expected to include a 60-foot indoor lap pool, a gym, a garden level in the tower’s midsection with outdoor and indoor space, a game room and media and entertainment areas.

The developers bought the 12,603-square-foot site last October for $86 million. By using 11,270 square feet of air rights from an adjoining parcel and incorporating a Subway Improvement Bonus, they can up the size of the total project to 375,000 square feet. Developer Kent Swig lost the site to foreclosure in 2009.

That looks pretty good. Very interesting crown and at 1,100 ft. will make a real statement.

I like what I'm seeing so far, and I love that crown. This building will be very visible, and will look great from the harbor, a new crown for Downtown...

I love the crown as well. This is amazing, and at first I was certain that this was a SHoP design, but appears that it's CetraRuddy. Not big on the massing and the bulge in the center, but the design elements are great, and really help with the verticality of the overall composition.

It does remind me of SHoP's handiwork. Makes me want to see the South Street design even more. It's hard to predict the exactly what the skyline will look like with so many question marks. But at least with this one, it's coming into view. Those spires on 3 WTC would have been good company with this one.

45 Broad Street, located in the heart of Manhattan’s Financial District and steps from the New York Stock Exchange and World Trade Center, is a vacant site offering approximately 290,000 sq.ft. of FAR for development. Madison Equities and Pizzarotti plan a condominium tower constructed atop an amenity-filled podium to offer commanding views of the transforming skyscape and historic New York Harbor. The developers will deliver condominium units for occupancy in 2019.

45 Broad Street will be designed by noted architect Cetra Ruddy, whose recent projects include One Madison Avenue, Walker Tower and the Orion.

I love most NYC stuff but once again I am in the minority. It looks like Trump got his hands on the Torre Velasca, glittered it up, and stretched it. *sigh*

I love it! It certainly has that SHOPesque neo-gotham style going for it. We are honestly so lucky to have THREE supertalls with these 20s reminiscent designs.

I also like the neo-gotham style of that tower. It might look out of place at Hudson Yards but it will fit well in Downtown. It's hard to tell from the render but is that a fancy cantilever starting in the middle of the building?
