OMFG I LOVE THIS DESIGN SO MUCH!!!!!!!!!!!!

Sorry for caps but my excitement is out of control. Like you said, those 3 supertalls are the greatest thing to happen to NYC in forever. Long live these design firms.

That one does pop up pretty frequently on ugly building threads. I'd need to see a higher quality render before fully judging it, although the closeup looks pretty good to me.

This is moving really rapidly for a super tall. "Groundwork" is always good news.

Also, while this won't be a rental, it also won't be in the league of the so called "Billionaire's" towers.

45 Broad Will Manifest As a Hulking, Gold-Framed Supertall
The building is expected to be 86-stories tall and have 245 apartments

BY TANAY WARERKAR
FEB 26, 2016

Quote:
Renderings have been unveiled for the planned 1,100-foot tower set to rise at 45 Broad Street, The Real Deal reports. And what do you know, the golden frame of the supertall is oddly reminiscent of another skyscraper on 57th Street (that project was a no go). Though it's nowhere near as ornate as that planned 102-story building, the Broad Street building can certainly hold its own.

Developed by Madison Equities and the Pizzarotti Group, the new building will likely stand 86-stories tall and include 245 apartments.

My mouth is watering for a higher res rendering. Hopefully the papers will get on it. I'm liking what I can see from the facade materials. The massing is strange to say the least.

Maybe nice for Dubai....on second thought, I do see the nod to the WTC structural facade in the design. Just not a fan of the color. Shiny gold, bleh. Design, OK.

I'm conflicted on this one.

I love the "SHoP-esque" look and crown, but i'm typically not a fan of towers that get bulky towards the top. The immediate transition from the shiny slim bottom section to the large squared boxy center just doesn't work for me.

I'll bet the final design come out much better though.

Just an idea of what could have gone up here...

No, give me the golden colossus.

One More Supertall Gold-Plated Skyscraper And The Manhattan Skyline Is Complete

BY MIRANDA KATZ
FEB 26, 2016

Quote:
Because New York City can apparently never have too many supertall towers to transform it into a dystopian nightmare of a city, here's one more for you: a 1,100-foot condo tower is set to rise at 45 Broad Street, complete with a elegantly subtle golden crown.

The currently-vacant lot was sold to Madison Equities and the Pizzarotti Group for $86 million last October, and the resulting tower is estimated to be 86 stories, Curbed reports.

This rendering comes from marketing materials obtained by The Real Deal—the building's apparently being shopped around to Chinese investors, as the developers need to raise $75 million to proceed with construction. The tower is expected to have 200-250 units, which will sell for about $2 million each. The lucky absentee owners of this thousand-foot golden scepter will enjoy a 60-foot indoor lap pool, a gym, a garden, a game room, and entertainment areas.

Initial renderings obtained by 6sqft earlier this year suggested a marginally less aesthetically offensive design—notably absent was the gold plating that dominates the updated rendering. The Real Deal notes that the developers will be able to make this building so tall because they obtained a subway improvement bonus, which allows developers to make buildings 20 percent larger than typically allowed in exchange for the developer covering the cost of improvements to a neighboring subway station. This would likely be the Broad Street or Bowling Green stations, but no word yet on what these improvements will entail. Maybe the turnstiles will get gold plating, too!

Good thing some of these super talls are going for the wicked looking crowns. Which is the trend I like to see, focus on crows because flat roofs have become the norm and some change is good. Skylines are often defined by the crowns (ESB, Chrysler, Woolworth) and its good to see a new generation of towers that will bring a unique flavor to the silhouette of the skylines.

I love your wording Chris. Wicked. It's like we're finally seeing that dark side of Gotham IN the actual skyline. My hat is off to Centra/Ruddy and SHOP for bringing this quality to our city... Well played, lads... Well played...

Yes, the crowns are what made the New York skyline so great. And I'm loving these new (potential) additions. This one I think has the potential to become Downtown's Chrysler - not the tallest, but a very distinctive landmark skyscraper for the area.

wow quite a change from the understated version of 45 Broad St. that I liked . .
(as seen in Hunser's Feb 12th post) . .
this version of the building looks awkwardly convoluted to fit the small lot . .
as well as vertically divided into ill-proportioned segments . .
with an overly theatrical . . ridiculously literal kid's concept . .
of an elaborate royal crown for a square-headed fairytale king . .
"architectural" doesn't seem to be one of the appropriate adjectives . .
befitting this crowning gesture.

but what do I know from this render . . which is blurry overall . .
and surrounding buildings . . like 40 Wall -l 60 Wall - 20 Exchange Place . .
are depicted as weirdly wide . . so maybe . . who knows . .

something akin to shop's downtown Brooklyn tower . .
would have been so perfect here . . But hey . . Great for Brooklyn . .
It really needs 340 Flatbush Ave . .
But a high crown for the Center of the downtown Manhattan skyline . .
so close to the excellence of 70 Pine . .
it requires serious finesse - nuance - savoir-faire . .
not brash oligarchical vulgarity . .
just a first impression here . .

2nd impression (about 8hrs later) of this newest version of 45 Broad . .
it's percolated a bit . . and I do agree . .
that It's much better than the 2 examples we could've gotten . .
as posted by NYguy yesterday morning . .
I dig that a lot of you guys are comin' round to the idea of crown "distinctiveness" . .
and what Wiggleworth has to say about groovin' on the "dark side of Gotham" . .
also Chris's "wicked-lookin" vibe thing . . I so get that . .

That expression of fierce enigmatic mysteriousness is what I call "SpooK" . .
One gets a visceral gratification of intense awe & respect . .
in response to a work of art (music architecture fashion natural phenomenon) . .
because the piece oozes an almost dangerously exciting Presence . .
in features conveying a strong otherworldly attitude of excellence presiding . .
jagged Verre & barbaric Beresford have that . . 45 Broad - more than a smidgeon . .

as well as a wonderfully odd funky quirkiness I suppose . . if there are fine points . .
I'd love it if the crown were more resolute less prissy . . (show me clear details)
I'd prefer the curlicue lace in the middle to be rigorous angular truss-work . .
& if it were less Trumpy Gold . . Rusted corTen steel would be my choice . .
so my curiosity is piqued . .

Holy shit you nailed it with this response. Although, I'm a bit fan of the gold. 111w 57th will compliment this building well over in midtown.

New York needs a bold, gold builtind. Enough with the boring, blue glass already. Give us something that stands out, and not just for its height.

some information not sure if posted

http://thespaces.com/2016/03/01/gold...-broad-street/

I am surprised they are targeting "mid to entry level buyers". With the gaudy appearance I was assuming ultra luxury.
