New Rendering

The accompanying article says that Wood Partners considered this as a condo project but decided that the demand for apartments was still greater.
It also mentions that the units here are larger than the typical high rise apartments and that it could convert to condo at some point in the future.

That first photo should make it clear the Zocalo and the caribou coffee strip mall parcels need to be redeveloped

Looks like it's about the same height as Yoo and Azure, despite having fewer floors. Definitely seems larger than 22 stories.

They were debating making it condos- so I am surprised if their floor heights were taller. Definitely good for the housing stock of midtown!

Absolutely. And now that Hanover Peachtree is under construction, the rest of the Peachtree frontage on the block looks even more out of place. That's the one that's driving me crazy at the moment.

I agree. With whats going on now I feel that whole intersection could be redeveloped in the near future, but that intersection is one the main LGBT hubs in Atlanta.. I really don't know if it would be the case, but I can see some strong resistance to potential redevelopment of that area in the future, if it somehow does not preserve that..

This might be the most boring of the 20ish story apartments built recently. Too bad it's so prominent from Piedmont Park.

People were complaining about all-glass residential towers for years, now we keep getting stuck with these even cheaper looking things. It is ironic that Metropolis architecture will probably hold up the best over time.

IMO, Piedmont House looks a lot better in person than most of the apartments going up around town. My only gripe is how wide it is from the piedmont park skyline angle. That said, Midtown residential is merely getting C's (except for lilli) while Buckhead is getting B's. Nothing in Atlanta is getting an A at the moment.

Thats a good point about development in Buckhead seeming to put more effort into the appearance of those towers instead of value-engineering the crap out of everything. You can't convince me that Piedmont House wouldn't be feasible using better materials especially with the rents they are getting. So frustrating!

Using your rating system, Modera Midtown is a solid B for me with Ascent and the Hanover tower potentially a B as well. I agree on the rest.
