Gym Sports Academy Coming to Fayette County

The proposed rezoning pertained to 8.935 acres along the north side Hwy. 54 between Tyrone Road and Flat Creek Trail from A-R (agricultural-residential) to O-I (office institutional) for the development of the Gym Sports Academy for gymnastics, cheerleading and dance.

Commissioners approved the request on a 5-0 vote.

The proposal referenced a 22,000 sq. ft. gymnasium-type building with 167 required parking spaces. The property is immediately west of the O-I-zoned property surrounding Grand Oak Drive. The other adjacent properties are zoned residential.

Gym Sports has a current facility in Tyrone totaling 10,000 sq. ft. that needs to be expanded, according to staff reports.

Project representative Randy Boyd said he had a petition of support with 459 signatures. Boyd said property owners to the west of the site also support the request.

There were no speakers in public comments opposing the rezoning request.

The Planning Commission and county staff recommended approval of the rezoning request.

Two commercial rezonings, proposed subdivision up for vote by McDonough City Council

One request is to rezone about 2 acres at 623 Ga. Highway 42 N. near Ga. Highway 155 from single-family residential( R-75) to highway commercial (C3). The applicant is seeking to use the property for office space.

“The intent is this will be a catalyst for enhancing the further development,” said Community Development Director Rodney Heard, adding that a neighboring vacant restaurant building is being transformed to a Mrs. Winner’s restaurant.

McDonough planning staff recommend a central commercial (C2) zoning instead, so that it would be more consistent with neighboring property.

A representative of the applicant said at Thursday’s City Council meeting that they’re seeking to upgrade the property to commercial to “hopefully bring in more rental income through commercial customer than residential.”

Just a few blocks away, applicant Ray Johnson is seeking to rezone 536 Macon St. from light industrial (M1) to highway commercial (C3).

Heard said the building, which sits across from the old Briggs and Stratton location and is a former retail component of the business, said the building has already been repurposed and is helping with “revitalization” along the Ga. 42 corridor.

Johnson said an interested party wanted to put in a thrift store at the location, which is currently open at the site under a temporary license.

The spinoff development at Exit 44 on I-85 (Poplar Road) is already starting to trickle in.

A Rezoning and Annexation request has been submitted to the Newnan City Council for the construction of a Burger King, on the north side of Poplar Road just east of Newnan Crossing Boulevard. This is the franchise owner out of Columbus, so it may be one of those majestic-looking Burger Kings.

I'm almost expecting Waffle House to come along sooner or later (not that I would object).

Also, it looks like the city (Newnan) is moving forward with addressing the Clusterfuck north of downtown, at the Jackson St./Bullsboro Drive/Clark St./Jefferson St. intersection.

Tyrone grows its retail area with rezoning of 7 acres

A 7-acre tract near the southeast corner of Dogwood Trail and Ga. Highway 74 was rezoned by the Tyrone Town Council on Nov. 2 to make way for a commercial development.

Property owner Gail Dixon requested that the 6.9-acre tract be rezoned from A-R (agricultural residential) to C-1 (commercial).

The council voted to rezone the property on a 4-0 vote. Mayor Eric Dial was out of town.

The subject property is located across Dogwood Trail from a retail and office center.

Planning Director Phillip Trocquet in recommending the request said area properties are currently zoned commercial, office-institutional, educational-institutional and residential.

Trocquet said the property is located in the Community Gateway Character Area and is appropriate for commercial zoning.

Coweta OKs 380-unit senior living complex

Coweta commissioners by unanimous vote approved the rezoning of 14.62 acres from industrial (M) to RRCC (residential retirement community and care district) to combine with the existing retirement complex project.

The applicant has an interested buyer in all of the non-developed RRCC property and will purchase it upon completion of this request for an active lifestyle senior village, county staff were told by JPH Family Investments representatives.

This 14.62-acre portion of the property is being proposed to include condominiums and apartments for sale/rent for the 55 and above active lifestyle community, county staff said.

Project representative Dennis Drewyer said the aim is to have the acreage become a part of the “Senior Village” and interconnected campus for independent cottages, villas, apartments and condos.

Approved in 2014, the initial conceptual site plan was divided into two projects. The “Village Center” at approximately 28.52 acres called for a 48,000 sq. ft. assisted living and hospice center, a community center and 380 senior apartments, ranch-style condominiums and townhome flats.

Tyrone vote sets stage for its first hotel

The 3-1 vote, with Councilwoman Gloria Furr opposed, increased building heights in the commercial zoning district from 35 feet to 40 feet. Developer Steve Gulas had requested a 45-foot height to accommodate varying facades along the roofline that would result in flexibility of design.

Representatives of Founders Studios and Glendalough Manor supported the request, while the three people opposed cited the potential for increased crime, increased traffic and the belief that “We don’t need people from outside Tyrone.”

Responding to a question about sewer, Gulas said tests of the soil indicate that septic can be utilized on the site, though he favored sewer.

The 4.71-acre site at the corner of Dogwood Trail and Hwy. 74 is already zoned to accommodate a hotel. Gulas said the hotel is expected to include approximately 80 rooms on three floors.

Fayette Commission stalls Fayetteville office park plans

The Fayette County Commission on Nov. 9 filed an objection, with conditions, to the proposed annexation of 21 acres off Tyrone Road, for which annexation into Fayetteville is being sought as part of a 267-acre business park.

The business park area stretches along Ga. Highway 54 between Veterans Parkway and Tyrone Road. The property requesting annexation into the city has frontage along Tyrone Road, a short distance from Hwy. 54.

Commissioners voted unanimously to object to the 21.6-acre annexation request for property adjacent to the larger business park area, though the city could satisfy the objection if four conditions are met.

Conditions include items such as a 100-foot landscaped setback along Tyrone Road and buffers along the side and rear of the property adjacent to unincorporated areas. Other conditions include having entrances along Tyrone Road be subject to inspection by the county and a quit-claim deed from the owner for a 50-foot right-of-way on Tyrone Road.

County Administrator Steve Rapson said he met with Fayetteville City Manager Ray Gibson, adding that the city is aware of the conditions and would likely find them agreeable.

The Fayetteville City Council is expected to take up the issue at the Nov. 16 council meeting.

Pinewood Studios wants to annex for 2nd media park

Pinewood Atlanta Studios was on the Nov. 28 agenda of the Fayetteville Planning and Zoning Commission, requesting a 24.5-acre annexation along Sandy Creek Road. The property is across the road from the studio property.

The initial request from architect Bill Foley at the non-voting work session asked that the 24.5-acre tract located at 563 Sandy Creek Road be annexed with a PCD (planned community development) zoning. Pinewood Atlanta subsequent to the meeting announced that the annexation request will include single-family residential zoning rather than a PCD designation.

The site is adjacent to Pinewood Atlanta property that includes the Pinewood Production Centre.

Studio representatives will return in December for the formal presentation.

Potential future plans for the property include establishing a second media park. The current media park, positioned across Sandy Creek Road, contains a number of warehouse and vendor buildings, and housing companies that serve the movie industry. Soundstages are situated south of the media park area.

“We’re still evaluating the mix of the residential,” said Wanda Moore of Falcon Design Consultants, a firm representing the STKR Investments LLC during the Monday City Council meeting. “We’re looking at more single-family detached and the commercial component will stay the same as far as location.”

City Manager Randy Knighton said the city’s Zoning Advisory Board recommended approval of the rezoning request with certain conditions, mostly pertaining to road openings, access points and deceleration lanes...

Skin Cancer Specialists, P.C. & Aesthetic Center is looking to move into a new medical complex (12,000 sq. ft.) at the SW corner of Hwy. 34 and Wexford Dr. They would be relocating from their current office at the SW corner of Highway 34 and White Oak Dr.

In addition, it appears a future 29,500 sq. ft. medical building is also planned behind the 12,000 sq. ft building.

The current working name for this complex is "THE SUTTON GROUP MEDICAL BUILDING" and the public hearing for the re-zoning request is scheduled today.
