Perkins Eastman seleted as master planner for Doraville GM site

http://www.bizjournals.com/atlanta/r...anner-for.html

Quote:
New York based architecture and design firm Perkins Eastman will be the master planner for the redevelopment of the former Doraville General Motors plant.
A development team led by Atlanta-based The Integral Group selected the firm. Integral recently purchased the 162-acre site just north of Atlanta along the Perimeter.

Perkins Eastman is known for its work on several landmark real estate projects, including Battery Park City in Manhattan, a 92-acre planned community that includes high-rise residential, a hotel and the headquarters of Goldman Sachs. The firm also designed Target Field Station in Minneapolis, a multimodal transit hub next to a historic warehouse district and Target Field, home of the Minnesota Twins. The project was touted as the Grand Central Station of the Twin Cities.

Initial vision for GM site unveiled

http://www.bizjournals.com/atlanta/p...-unveiled.html

Quote:
As demolition of Doraville's 165-acre General Motors plant revs up, a picture is emerging of a proposed "city within a city" on the Atlanta Perimeter with transit, towers, plazas and parks.
In an exclusive Jan. 6 interview with Atlanta Business Chronicle, renowned New York based architecture and design firm Perkins Eastman unveiled its initial vision for the multi-billion dollar development.
With potentially up to 10 million square feet of mixed-use development over the next decade or more, it will be one of the most closely watched projects in Atlanta's history.

$100M hotel, conference center planned for Avalon

http://www.bizjournals.com/atlanta/p...870%5E16634341

Quote:
A more-than-$100 million hotel and conference center could anchor the second phase of Alpharetta's Avalon development, providing a needed amenity for the more than 600 tech companies clustered in the affluent city.

A 325-room hotel would be built in conjunction with a 74,000-square-foot conference center that's planned to include the largest meeting room in the north Fulton market (22,500 square feet, or about the size of the ballroom at Cobb Galleria Centre).

I pass Avalon all the time and it looks huge from 400, but I still haven't visited. We (Lauren and I) drove past it around two or three months ago and Lauren was startled by fireworks at the development. Very unexpected. I'm guessing that was the grand opening weekend?

Updates from my area (400 Corridor) of suburban Atlanta:

The District:
Johns Creek is talking about building a new downtown called "The District." No one here (Johns Creek) seems to know about this?

Center City Alpharetta:
I'm usually in Alpharetta every weekend, but I'm rarely on Main Street. I did see Alpharetta's downtown over the weekend. No photographs though, since it was late at night. I saw a large dirt lot in front of the new City Hall.

Forsyth County Courthouse:
The new Forsyth County Courthouse is now completed.

Movie studio to anchor GM redevelopment

http://www.bizjournals.com/atlanta/p...velopment.html

Quote:
Metro Atlanta’s newest movie studio will be the first major project at the site of the former GM plant in Doraville — a development that now has a new name — “Assembly.”

The Integral Group, which acquired the GM site last year, is partnering with Capstone South Properties to develop “Third Rail Studios” on a six-acre section of the 165-acre development.

The first phase of Third Rail Studios will be in an existing 130,000-square-foot building retrofitted into film and television production studios.

The development, with more than 1,000 planned housing units, would take shape on Abernathy road less than a mile west of Georgia 400.

Georgia 400/Interstate 285 overhaul OK with feds

The Federal Highway Administration has given the green light to the planned $1.1 billion makeover of the Interstate 285/Georgia 400 interchange.
The agency notified the Georgia Department of Transportation last week it has approved environmental-impact studies on the project, clearing the way for the DOT to hire contractors and begin construction.

Visuals for Sandy Springs City Center Emerge

http://atlanta.curbed.com/archives/2...s-released.php
Quote:
The City of Sandy Springs is powering forward with plans to transform the triangular wedge of land between Roswell Road, Mt. Vernon Highway and Johnson Ferry Road into a swanky city center. Anchored by a large park and performing arts venue, the new development has been contentious at times. But with the latest round of plans by locally grown architecture firm Rosser International, it's hard to argue that the project could be anything less than transformative for the city. In addition to the large performing arts center, government offices and a green space complete with fountains, these new visuals show plenty of street-front retail and residential components along Sandy Springs Circle.

Forsyth County Update:

Northside Forsyth:
I noticed a tower crane at Northside Forsyth this week, from 400. I'm not sure how long it has been there? It appears as if they are building a $48 million expansion that will add shared operating rooms and 16 new beds. Northside Forsyth will have 229 beds after the expansion. Are they adding floors to the existing building or building a new building? I can't find any renderings showing a new building on their campus?

Parterre on Big Creek:
Prepare for another Avalon, just a few exits north on 400 at McFarland! RocaPoint Partners is planning a 134 acre project, designed in the tradition of English and French garden cities, with 280 apartments, 150 age-restricted units, 92 single family home lots, and over 500,000 square feet of shops, hotels, and office space. It will be a market built around a town green and will connect to the Big Creek Greenway. The developer said this project will advance smart growth in metropolitan Atlanta, learning from and following the successes of projects such as Avalon. “Avalon proved there is a desire for a pedestrian-oriented mixed-use development in the suburbs.” We also believe Forsyth is ready for this type of pedestrian-friendly mixed-use development.

Developers in Atlanta’s central Perimeter are drawing up plans for more projects, as tenants look to expand while existing office space fills up.

The latest ambitions come from a joint venture between Atlanta’s MidCity Real Estate Partners and Florida-based Crocker Partners. The companies want to develop NorthPlace, which could include up to 370,000 square feet of office space.

Northside Forsyth:
UPDATE: I can now confirm, they are adding new floors to the roof of an existing 5-storey building. I see two new floors added (6th & 7th) and it appears as if an 8th floor could start construction, soon. It's not easy to photograph. It's visible for a short time on 400, since it's in a low elevation location. Still, no renderings (that I can find). I'm guessing this will be the tallest building in the county, when completed?

'Hunger Games' Theme Park Moves Toward Construction

http://atlanta.curbed.com/archives/2...te-atlanta.php

Quote:
The Atlanta Business Chronicle reports that almost 2,000 acres' worth of entertainment-focused development is planned to launch soon, including a theme park dedicated to the "Hunger Games" movie franchise.

Slated to cost up to $1 billion, Avatron will consist of five distinct parks set across the Bartow County site. Under the recently announced deal with movie producers Lionsgate Entertainment, the "Hunger Games" will be just one of a handful of movies featured in the parks. According to the Atlanta Business Chronicle, Avatron USA Development expects to secure $620 million in order to break ground in January. The parks will take an estimated three years to construct, putting an opening some time around January 2019.
