Ok now the crane is down at 1st and Steel. Also 1st bank is 2 floors away from steel top out.

245 Columbine (7 story boutique hotel) should have a crane in a few months. They are about half way through demolishing the old post office on the site.

After this one though are there any other large projects in the pipeline in Cherry Creek? It seems most of what has been proposed is all under construction.

Trammel Crow has proposed an 8 story apartment building at First and Cook.

There are also a couple other projects that are possibly in the pipeline. A second phase of 100 St. Paul Street is supposed to include an apartment. Additionally, the owners of Clayton Lane have announced that they are exploring redeveloping the Sears and whole foods site and have hired an architect. No clue if this one is going to go anywhere.

Is this the rumored development across the street where Safeway is located?

I think the future of Cherry Creek will include taller mixed-use developments on both the east and west sides of the mall with the west side between Clayton and University the biggest redevelopment opportunity. Also we'll likely continue to see 1st Ave lined with taller buildings further east toward Colorado Blvd.

The Mall Expansion

I was at the CC Mall over the weekend and noticed the construction on the north side. I hadn't heard what was being built, but just looked it up and it's Restoration Hardware's new "RH" flagship 4 story store. By the rendering, it looks like it might help connect the mall to CCN.

A friend has an office in Cherry Creek. He said a local developer wants to demolish the Sears and extend Columbine from 2nd to 1st Ave and line it with an office building, two condo towers and retail spaces along the new street. It sounds great, I'll see if I can find out more.

Hotels are also proposed on the southwest corner of 2nd and St Paul, and the northeast corner of 2nd and Milwaukee. The one behind the AMB Bank would be 11 stories and around 180 rooms. No details yet about the one on Milwaukee, but the site is now owned by the Stonebridge Group.

My understanding of the hotel at 2nd and St Paul is that it will be built above the existing parking garage. I have trouble believing that CCN can absorb the proposed hotels at 36 Steel, 2nd and Milwaukee, 2nd and St Paul, and 245 Columbine. With site prep already occurring at 245 Columbine, I think we will only see one other proposal making its way though and two if we are lucky.

Pretty cool overview of ongoing/future projects in Cherry Creek from this quarters' "Colorado Construction & Design" magazine (I scanned this in)
