The interesting part about that overview is that only three of the projects: 1401 Lawrence, 16 Chestnut, and The Confluence are in the planning stage. All of the other projects are under construction.

But there's a serious dearth of new proposals in the pipeline.

You make a good point: I need to distinguish proposals from under-construction. Easy enough, really. I'll fix it in the updates.

It was a long rumored project that has recently been submitted to the city.

rds70 broke the news in the main Denver Development thread last week.

Another Skyhouse with the same design. We have one here in Austin. I'm not big on the idea of cookie cutter highrises. I understand the cost effectiveness behind it but if cities start to get the same exact buildings, there won't be any uniqueness. There's so many Skyhouses around, it seems before too long there will be a Skyhouse in every city.

Austin got lucky with Novare's 360 tower. If it wasn't for the Capitol View Corridor that goes over part of the lot causing them to build up to 44 stories, it would have been an exact replica of the 26 story one in Atlanta.

By the way, Denver has a lot of great projects going up. First time posting in this thread.

hmmm around 20 floors?

The 21 story platform is under construction, and should look great when finished! http://www.platformatunionstation.com/

I also really like the glass house. http://www.hometodenver.com/Images/Glass_House7.jpg

For taller residential towers, the four seasons, Spire, and One Lincoln Park are all pretty nice looking

Wow Denver! We are slacking on this thread!!!

All of the Denver development discussion is kept in the Denver thread in the mountain west sub forum, for anyone who is looking for the real thread!!

With that said:

The 25 story sky house denver has begun construction.
The 22 story Hyatt is close to topping out!
A tower crane recently arrived at the construction site for the 21 floor 1401 Lawrence.
Excavation work at the 34 story confluence building has begun!!!

The massive 1115 15th street project is expected to begin in May.

And hundreds of projects under 12 stories are currently under construction

As per the SP database page for Denver - Under Construction, we currently have 11 highrises as such:

The Confluence - 34 Stories
1401 Lawrence - 22 Stories
Hyatt Place - 21 Stories
Platform at Union Station - 21 Stories
EnV Denver - 16 Stories
Denver Airport Westin Hotel - 14 Stories
Alexan Uptown - 12 Stories
88 Steele Creek - 12 Stories
1601 Wewatta - 10 Stories
100 Steel Street - 12 Stories
Triangle Building - 10 Stories

All of the bolded above will probably be completed this year.

Next, from all of the Proposed highrises listed below that are in the Denver SP database:

1144 15th Street - 38 Stories
1501 Tremont Place - 34 Stories
Two Tabor Center - 31 Stories
Bell Tower - (35) Stories
999 17th Street - 28 Stories
Country Club Towers West Tower - 30 Stories
Country Club Towers East Tower - 30 Stories
Skyhouse Denver - 25 Stories
16 Chestnut - 18 Stories
Colorado Center III - 15 Stories
One Belleview Station - 16 Stories

15th & Champa Hotel - 17 Stories
The Coloradan - 19 Stories
Cable Railway Hotel - 17 Stories
4600 South Syracuse II - 11 Stories
Seventeen W - 13 Stories
Union Tower West - 12 Stories
Kimpton Hotel - 12 Stories
Denver Hilton Inn DUS - 12 Stories
Grant House - 12 Stories

Inn at the DAC - 22 Stories
Eviva Cherokee - 18 Stories
Colorado Center Residential Tower - 15 Stories

The 16 of 23 which are bolded actually have documentation currently filed with the city's building department, well on the process for getting city approval to get the projects climbing. Also, one source has claimed that Skyhouse Denver is now Under Construction.

Other projects kicking around within the City and County of Denver, that are not listed in the SP database here, but either with announcement by a developer/investor or filed with the city's building department include:

Developer/investor announcements:

TheART Hotel - 9 Stories - 121 feet tall - Under Construction

http://denverinfill.com/blog/?s=the+art+museum+hotel+

http://denverinfill.com/blog/2015/01...-update-5.html

Le Meridien/AC Hotels 21 stories - Proposed

http://denverinfill.com/blog/2014/12...ac-hotels.html

The below list is of potential highrises (35M or more or 12 stories or more) currently filed with city's building department. Some of these may not end up being highrises since modifications could still happen, but at least at this time they appear to be such. Also, most do not even have illustrations or rough sketches available yet.

1. 2475 W 26th Ave 2014D00179 2475 W 26th Ave new 12 story mixed use

2. Belleview Staion Block B 2014D00013 6850 E Chenango Ave 325 units with ground floor retail Mixed-Use T-MU-30

3. Belleview Station Block A 2011D00250 6750 E Chenango Ave 1st floor retail with 355 units of reside Mixed-Use T-MU-30

link to #2 & #3 http://www.belleviewstation.com/master-plan/gallery/

4. California Tower 2014D00334 622 16th St Mixed Use: Office; Lodging Accommo Mixed-Use D-C
(supposedly this could eventually be Denver's new tallest building??)

5. DHHA Office and Retail 2014D00332 601 Broadway Office/ Retail Commercial C-MX-16
(lot zoned for up to 16 stories)

http://www.bizjournals.com/denver/bl....html?page=all
(A vacant building is located on the 601 Broadway site that must be demolished, Bliesmer said. Design work is underway for the project, which has a build-out timeline of about 19 months.)

6. Kistler Building 2014D00214 Mixed-Use Mixed-Use D-C

http://www.historicdenver.org/progra...tler-building/

Other areas of possible highrise development within Denver proper include The Design District, the Gates redevelopment area, Stapleton, St. Anthony's (or Sloans Lake area) redevelopment district, the 9th and Colorado area (formerly CU medical center) and Belleview Station.

With all of the above, if anyone wants to place illustrations/images with these, please feel free. Also, please feel free (or not) to add whatever I may have overlooked here.

Otherwise, this is basically a rundown of the current Denver highrise development situation. And even though this is basically all black-and-white here, is this enough of an update?
