Phase 1 only includes the 1 tower. The 2nd tower could be developed if they move foward on the other phases.

right and there have been various figures thrown around regarding budget. Typically its been described as $230M but that seems like a lot for phase 1. I also saw reference to a $500M project, but that would be all phases. Phase 1 is the store front, apt tower and renovation of 34 s. 11th street. I believe they are either constructing or rehabbing an underground garage as well.

I think $230 million sounds right for Phase 1. It's a lot of square footage, very chunky.

Also because the foundations and infrastructure are being put in place for the second tower so the price is increased.

this project breezed through the CDR process with only minor comments. They were complimentary of the building material choices and slicing the block in half with a pedestrian only street.

I am starting to wonder if they are waiting until people move out of the family court building before starting serious demo work. Perhaps they need to block off that interior street.

Is anyone else feeling the vibe that East Market is almost supposed to be a version of LA Live! or Hollywood Blvd. in downtown Philly?

The comparisons thats been thrown out is a mini Times Sq. They want electric signage and bright lights.

They are having ribbon cutting for new family court building. I suspect that means they will start emptying out the building in the Girard Estate block this weekend. That has to be good news for this East Market project timetable. Also good for the Kimpton Hotel project at Family Court.

State Awards $2.5 Million Grant for East Market

Governor Tom Corbett on September 8 announced the award of a $2.5 million Economic Growth Initiative grant to Philadelphia for the multi-phase redevelopment of the 4.3-acre East Market project, bringing the state’s investment in the project to $10 million. The site is bounded by East Market, Chestnut, 11th and 12th Streets.

The City of Philadelphia has committed $4 million in capital funding for public street, utility and sidewalk improvements in the immediate area surrounding East Market, the governor’s press release noted.

The project, whose first phase is expected to start with the demolition of the Market Street parcel in October, is anticipated to create 286 permanent jobs, 1,198 construction jobs and direct taxes to the Commonwealth estimated at $860,000 annually.

Really excited for this one. This will do wonders for the city. Walnut is and will increasingly be high end retail. While this will be a nice long stretch of mid end retail/mixed use. With an end goal of a nice stretch of city from City Hall all the way down to Old City once all phases are complete. Bolstered by the separate development occurring and escalating on Chestnut. Any ETA on the completion of phase 1 for this?

^ Agree. This seems like a good spot for mid-level retailers like Bed Bath & Beyond, Target, etc.

That would be clutch in that location. Right now Center City fails what I call, "the lost luggage test" which is: if your luggage is lost and you are a weary traveler is there some place, convenient to most hotels where one can get a toothbrush, phone charger, and underwear.

And that's precisely the market segment that Center City lacks currently. We have boutiques, mall shopping, and even department stores...but we lack the walkable big box convenience. Add to your list Crate and Barrel, The Container Store, Best Buy, Home Depot, Toys R Us, etc. The nice thing, too, is that
