I agree. My only complaint about this one is the orange color. I think they could have chosen a better color than that hellfire glowing shade of orange. Imagine having one of those apartments, where every time you look out your window, you're looking at all of that orange.

Regardless, I'll be excited to see this one built.

I attended the design review hearing. The developer agrees with you regarding preference for a taller building. There was conversation with the commission regarding the fact that the design maximized the allowable height and FAR.

That is damned frustrating. We are stifling ourselves with poor zoning.

Looks like they've begun demo work for the project.

I think (and hope) this might be a case where the finished product will look better than the renderings. That being said the taller Couch street volume is much more interesting than the rest of the building, with its horizontal gashes appearing to play off the vertical red stacks in Holst's 931 building 4 blocks north. Wish the other section of this building was clad with a different material/texture though. Gray brick perhaps. As it is now they seem designed as two separate buildings that share the same finishes.

The old garage is flattened and all that remains is a pile of rubble. Went down quick.

A building permit was issued for Couch9 by Vallaster Corl Architects:

Quote:
New 11 story mixed-use housing tower with ground floor retail and 2 levels of below grade parking. Vegetated roof garden at level 2 for stormwater retention and filtration. Rooftop terrace for residents at level 11 (existing structure to be demolished).

$41.6M lined up for new apartment project in the Pearl District

A 136-unit apartment project coming to Northwest Couch Street and Ninth Avenue has landed $41.6 million in construction financing that will help ensure its delivery by the third quarter of 2017.

Urban Asset Advisors, a local firm founded by longtime broker Tim O'Brien almost three years ago, is building the Couch 9 mixed-use project in the Pearl District near the Brewery Blocks. It will offer 136 apartments, ranging from studios to three-bedroom units.

The units will average 737 square feet, according to information in a release provided by Holliday Fenoglio Fowler, L.P.

HFF arranged a $41.6 million construction loan for the development, which will also include 5,258 square feet of ground floor retail. HFF secured the construction loan through a non-local debt fund.
...continues at the Portland Business Journal.

Given that they're using the remaining 1/8th of a block as construction staging area it seems a shame that the developer couldn't secure it to build on. I think this building would be a lot more successful if it occupied a full 1/2 block rather than 3/8 of the block.

Poor Mike Mulligan!
He better hurry and get his steam shovel out of there, or they are going to have to turn it into the furnace!
