Correct, this has to be it. Also the condos will most likely be above the hotel as that is the market and not vice versa. No balconies/lower floors = hotel; balconies/higher floors = condos.

Also, note that the condos have a higher ceiling height than the hotel floors. The perspective is difficult to judge, but if you look closely you can see it.

This means the slab-to-slab dimension on the condo part is probably pushing 12-13'. In other words, there's no way the entire building, with its tall office floors at the bottom and crown on top, is barely over 11' per floor.

Then again, I only count into the high 40s in terms of floors. But there may be a lower elevation around back or some removed floors. Still, closer to 700' seems reasonable here.

Really nice proposal and hoping 1125 and 1105 west break ground soon. They’ll be huge for the area.

The only thing I don’t get about 1125 is that small white structure. I’d almost rather nothing go there that whatever that is. They also better have a badass rooftop pool. More retail wouldn’t hurt either, but retail in general helps this area so long as its street fronting retail.

The "small white structure" fronting Juniper is more than likely the hotel amenities- including the ballroom, pools, spa as noted above. The Loews Hotel nearby has similar amenities on top of their parking structure- except they didn't take advantage of having an outdoor rooftop pool.

i think the ritz was heading to buckhead in the old houston's lot. or perhaps there will be one in both? this part of the matter does kind of sound like what happened with opus and waldorf, which might be why they're being quiet about it probably until it's official

^was wondering where 3k was, makes sense lol

Does the amount of slated retail seem really low for such a large development in a prime location?

6,000 is small. Alta Midtown has 19,000 sq ft of retail. Maybe they’re banking on colony square retail gobbling up retail in the immediate area. Considering this is adjacent the most populous block in the city though, I would’ve enjoyed more retail.

150,000 SFt Retail at colony square and 60,000 next door at the Campanile. No it doesn’t need anymore retail included. How much empty space is surrounding this site now in the 10th Midtown buildings?
