pretty nice. i like it better than the nangang exhibition center. when will it get built? and i'm wondering why it wasnt built at the same time and in similar architectural style so they both look cohesive. it's pretty big. i'd imagine they wouldnt really need taipei convention center anymore after they finish this one. they should definitely renovate that after they finish building the nangang complex.

Should be around this year or next year.
The old ones which are in Xiyin District are going to be demolished and let private sector builid something on these sites. (BOT)

The Lanyang Museum in the eastern Yilan County is a NT$1.02 billion project, which took nearly a decade to build. Construction of the museum is almost complete and it is expected to open in August 2010. The museum is a collaboration between the public and private sectors, based on the principle that a project of this magnitude should not depend solely on the government.

The museum aims to give visitors a greater understanding of Yilan County, located in northeastern Taiwan facing the Pacific Ocean. Its mission is to preserve and promote the county’s natural environment, historical sites, archaeological artifacts, and cultural heritage, in order to share these resources with the people.

It is expected the museum will attract 400,000 visitors a year, during its first three years of operation. The museum will also work with the organizers of some of the famous festivals in the county, such as the Blue Rain Festival and the Green Expo, on joint promotions. The museum will also work with the Toucheng Old Downtown Association and the Northeast Coast Scenic Area Administration to form a tourism corridor along Taiwan’s northeast coast.

Yilan’s tourism industry has seen a major transformation over the past few years, due to the completion of various infrastructure projects. The county’s travel market was given a major boost after the completion of the Syueshan Tunnal, measuring 13 kilometers in length connecting Taipei County and Toucheng, Yilan County. With the tunnel, travel time from Taipei to Yilan was reduced down from three hours to 40 minutes.

At the same time, the county saw the emergence of a wide range of tourism facilities, such as hot spring houses, bed and breakfasts, leisure farms, hotels, restaurants, and museums, all of which helped the county to attract even more tourists, thus increasing tourism revenue by 20 percent.

Besides visiting the museum, tourists can also take whale-watching trips off the coast of Yilan, as well as viewing Guishan Island or Turtle Island, considered by many as the spiritual symbol of the county. The islet, emerging out of the sea like the back of a turtle, is easily seen from various angles in the Toucheng area.

The museum also promotes the county’s cultural diversity. While the county is somewhat isolated from the outside world, various groups call this place their home. Today, Han Chinese, who came to the county some 200 years ago, account for the bulk of Yilan’s population.

台灣人壽8月以天價標下慶豐銀行總行大樓,台壽董事長朱炳昱表示,已著手整合凱撒飯店和YMCA等附近地主進行都市更新,初步規畫興建60層以上的摩天大樓,讓土地成本由每坪833萬元降至60萬元以內。

朱炳昱說,如果興建60層摩天大樓,可望取代新光站前摩天大樓,成為台北車站附近區段新地標;但相關細節還在規畫,也可能只蓋40或50層樓。

朱炳昱表示,慶豐銀行總行大樓屬商四用地,容積率800%,若加計所有容積獎勵,1坪土地最多可蓋到16坪建坪,土地成本可因而降到60萬元;若加計容轉費用、建築成本、管銷及利潤,未來都更後每坪成本仍要價100萬元以上。

朱炳昱說,台壽得標後,包括國賓、晶華等飯店業者就已陸續詢問店面出租事宜,由於南陽街一樓店租每坪普遍超過1萬元,慶豐大樓短期就算暫未都更,每月租金收入仍可超過700萬元。

台壽是規畫與凱撒飯店、YMCA在未來五到七年內推動都更,朱炳昱說,都更計畫最早是由宏國集團投資的凱撒飯店提出,但還需取得YMCA同意。

台壽中山北路新總部大樓明年2月將完工,朱炳昱說,預計5、6月即可把總部搬到新大樓,壽德大樓則會留下來做營業單位及電銷中心。

金管會10日將約保險業者座談,朱炳昱表示,金管會對開放保險業購買大陸房地產的政策還沒定案,如果政策開放,台壽一定會考慮投資大陸不動產,像大陸子公司君龍人壽廈門不動產的租金報酬率有5.5%到6%,高於台灣的3.5%。

由於台壽現金達可運用資金的16%,7、8月起已陸績加碼股市,朱炳昱預期,歐美經濟體明年首季才會真正回穩,但股市會在年底先反映,7,000點上下是台股最佳布局點;他強調,與金管會座談時,也會建議主管機關,開放壽險業可買央行可轉讓定存單(NCD)。

針對金管會開放壽險業投資陸股,朱炳昱表示,台壽投資策略是以債券優先,大陸國債10年期報酬率超過5%,政策開放投資大陸及香港「人民幣債券」,有助提高壽險資金投報率,台壽將在資本適足率達到250%後,申請大陸QFII資格。

Taiwan Life executive leader claim a 60 storey high-rise building plan in Taipei Main Train Station District as Taiwan Life purchased Chifon Head Office at Taipei Main Station District in August. Taiwan Life is planning to integrate other building around this head office, YMCA and Taipei Caeser Park Hotel to form bigger site for urban redeveloped project.

Taiwan Life expect the floor ratio for the development increase to 1600% include any urban redevelopment bonus. That is one m2 of the site can building 16m2 floor area on it.

信義計畫區 將出現首宗都更

 台北市信義計畫區可望出現史上第一宗都市更新案,位於信義路五段、世貿1館對面的鴻禧花園大廈,國泰人壽日前甫卡位、買下1樓店面;據悉住戶已同意進行都市更新,而且屋齡剛滿20年。

 由於鴻禧花園大廈旁邊的D1,已經被富邦主導整合,鴻禧則是D2,再過來旁邊是D3,每坪目標要朝1,000萬元的超級豪宅規劃,再加上皇翔F4即將完工銷售,因此預期明年信義計畫區的住宅市場將熱鬧滾滾。

 國壽上周以6.85億元、每坪約197萬元,買下信義計畫區的鴻禧花園大廈1樓店面,點燃信義計畫區店面卡位戰的戰火。

 再加上備受矚目的台北市豪宅指標案皇翔F4,預估2011年初就會完工,第1季將進入交屋。房地產業界預估,未來推出價格每坪也上看250至300萬元,因此信義計畫區豪宅市場,明年將精彩可期。

 高力國際董事總經理劉學龍表示,今年商業不動產市場的交易種類,已從純辦公大樓延伸到零售商場、旅館、店面、廠辦等,光是第4季就有幾筆大型店面交易,包括有陸資背景的香港商,買下忠孝東路四段店面、國壽買下信義計畫區鴻禧花園大廈1樓店面。

 劉學龍表示,國壽買下鴻禧花園大廈1樓,研判應會朝都市更新方向來開發。也突顯出店面熱潮,也從台北市主要熱門商圈,一路蔓延到信義計畫區、甚至台中、高雄等都會區的趨勢。

 據悉,鴻禧花園原來是信義計劃區第1棟豪宅,規劃90多戶,地段優勢吸引不少名人進駐。知名主持人胡瓜,就買了2戶。

 2年前,鴻禧花園很多住戶著眼於鴻禧花園已顯得老舊、台北市政府又剛剛推動台北好好看獎勵都更,因此想嘗試申請老屋拉皮方式進行都更,但很多住戶又抱持反對意見,認為鴻禧花園再等個2年就屆滿20年,有機會進行都更、不必先花幾千萬元拉皮,因此意見一度未能整合。

 最近,鴻禧花園大廈出現新契機,前面的捷運信義線正施工,預估通車後,未來房價可望帶動每坪再攀升10萬元以上。

This is sick! I hope they don't fall off the sky plaza. Any idea what material they are using for the exterior, or is it entirely conceptual.
