"happy that they're not going to demolish Tobacco Road and the block of old buildings that actually provide some unique character to the Brickell area."

I second that

Greater Miami housing sales set record in 2011
http://www.miamiherald.com/2012/01/2...sales-set.html

Quote:
International buyers spurred Miami-area home sales to a new record in 2011, even exceeding sales volume during the height of the real estate boom in 2005, according to figures released Friday.

Broward County results were mixed, although inventory across both counties showed widespread depletions.

A total of 24,929 condominiums and homes were sold in Miami-Dade County, up 46 percent from 2010 and up 4 percent compared to 2005, according to the Miami Association of Realtors and the Southeast Florida Multiple Listing Service. Condominiums sales surged 54 percent, to 15,009 in 2011, and home sales rose 36 percent to 9,920.

“We’re on the verge of a real estate boom,” said Miami Association of Realtors Residential President Patricia Delinois, citing an array of properties from the Design District and Brickell to Miami Beach.

International investors, with wads of cash, are behind the surge.

“Miami is a top market for international buyers,” Delinois said. “We are attracting people from Latin America, South America, Europe, all over the world. What could they not like in Miami?”

Miami arts district master plan is ‘aspirational’
http://www.miamiherald.com/2012/02/0...-district.html

Here's a link to the planning group. Interesting but not terribly exciting and as the article above states, unfunded.

A secondary office lobby entry is located at the north end of drop off drive.
Showcasing the breathtaking, direct bay views, an observation deck will be located on the 80th floor of the 1,010-foot high tower.

Hotel
The 841-room, world-class, full-service hotel will comprise a total of 732,000 square feet on over 30 floors.
The hotel will be supplemented by 150,000 square feet of exhibition and banqueting space, including the grand ballroom, the main exhibit hall, and commensurate pre-function and meeting room facilities.
The hotel amenities, lobby, spa, and restaurants will be located on the 25th floor, which will open onto the pool deck and features breathtaking views.
The first level with hotel rooms will be approximately 77 feet above grade (equivalent to a seven- or eight-story building).
The hotel will have its own independent entrance on SE 2nd Street with easy access from the covered drop off driveway.

Retail
One Bayfront Plaza will boast a total of 150,000 square feet of premium retail mall space on three levels, including pedestrian-friendly, ground level retail areas with significant street frontage, high visibility, and curb appeal.
A variety of tenants will cater to a diverse consumer base consisting of CBD professionals, hotel guests, tourists and visitors, and local residents.
The retail floors will feature 23-foot ceiling heights and minimal vertical penetrations.
Although accessible from all sides, a separate entrance for the retail mall will be located on SE 3rd Avenue, with a drop off lane for valet service and its own internal vertical circulation.

The name of that building is 'Epic', my friend. It has already completed construction as of a few years ago.

Lynx was a 'vision' that was dreamed up about eight years ago. It never was serious or even approved. The land has since been sold to another developer.

However if you like Pei and Partners (who partnered on the lynx design) you will be pleased to know that a new Pei design will soon be unveiled in Miami for 1400 Biscayne - this time for an experienced developer.

1100 Millecento Brickell | 42fl | Proposed

some info :

"1100 Millecento Residences’ 382-unit residential building is anticipated to continue to evolve Brickell’s skyline to a 24-hour destination. With architecture inspired by Carlos Ott and exclusive interiors by famed Pininfarina, the 42-story tower will feature an array of urban amenities located in the center of Brickell; and just steps from Mary Brickell Village and the upcoming 4MM square-foot Brickell Citi Center. With design, exotic woods and Italian leathers exclusively brought in by Pininfarina, Millecento will be the ultimate status symbol at an unprecedented value."

The project is by the Related Group & will be served by a Metromover station.

No vacancy in Miami’s condo canyon
http://www.miamiherald.com/2012/03/0...do-canyon.html

Quote:
Miami’s infamous condo canyon is almost full, thanks largely to a steady flow of cash from Latin America.

The latest survey of downtown high-rises built during the housing boom shows more than 90 percent of the condos are occupied. After Latin American investors snapped up condos at distressed prices amid a wave of bankrupt high-rises, they turned to local renters to fill them. Four years into the buying spree, vacant units have almost disappeared.

“I always encourage my clients to bring their checkbook for the first month’s rent,’’ said Lauren Popham, an agent with Jeanne Baker Realty who specializes in rental units. “There is a lot more demand than there is supply.”

The study by Miami’s Downtown Development Authority found 93 percent of the nearly 23,000 condominiums built in downtown Miami after 2002 are occupied. Of that, only about a third are occupied by full-time by owners, with the majority serving as rental apartments.

Behind the statistics are a fundamental shift in real estate math allowing for downtown Miami to become one of South Florida’s hottest rental markets.
