I like how these low rises use materials other than floor to ceiling glass.

Smile NEW YORK | 72-01 Queens Boulevard | FT | 12 FLOORS (1.15 mil-sqft)

Project: 72-01 Queens Boulevard

Quote:
Although permits have yet to be filed for Woodside Green, a massive mixed-use complex in Elmhurst, Queens, new renderings reveal how the development might take shape if approved by city agencies. The Hakimian Organization is credited as the developer of the property following its purchase of construction rights from Piermont Properties in 2018.

The construction site is comprised of four adjacent parcels of land currently occupied by a variety of low-rise residential and commercial-zoned buildings. The official addresses for the property are 72-01 and 72-17 Queens Boulevard.

EDI International has remained onboard as the design architect for Woodside Green. Proposed components for the new 12-story building include 1,066,127 square feet of residential area, a community facility in excess of 15,000 square feet, and approximately 76,000 square feet of commercial space. The residential area could include 220 market-rate apartments. An on-site parking garage is designed to accommodate 175 vehicles.

The exterior of the building resembles two stacked cubes with what appears to be a central, multi-story atrium and entryway in the center. The mixed-material façade is comprised of glass and possibly a dual-toned cementitious material with a playfully asymmetric series of windows.

If approved, completion is anticipated for 2021.

Smile NEW YORK | 441 West 37th Street | FT | 11 FLOORS

Project: 441 West 37th Street

Quote:
Happy Living Development has released renderings for a low-rise condominium building at 441 West 37th Street in Hell’s Kitchen, Manhattan. Located between Ninth Avenue and Tenth Avenue, the structure is being designed by EDI International.

The façade of the structure along West 37th Street resembles a series of stacked metal cubes that recess and cantilever out at various elevations. The edges of these boxes extend outward from their factory-style floor-to-ceiling windows and incorporate Juliet balconies.

Smile NEW YORK | 37 Hillside Avenue | 95 FT | 9 FLOORS

Project: 37 Hillside Avenue

Quote:
Permits have been filed for a nine-story mixed-use building at 37 Hillside Avenue in Fort George, Manhattan. Located between Elwood Street and Bogardus Place, the lot is near Dyckman Street subway station and the 191st Street station, both serviced by the 1 train. Riseboro Community Partnership is listed as the owner behind the applications.

The proposed 95-foot-tall development will yield 238,578 square feet, with 94,729 square feet designated for residential space and 7,220 square feet for community facilities. The building will have 164 affordable housing residences for seniors with an average unit scope of 577 square feet. The concrete-based structure will also have a cellar and a 32-foot-long rear yard.

Gloria Glas of SLCE Architects is listed as the architect of record. The rendering reveals a brick facade with a partial setback on the eighth floor and a rooftop terrace.

Smile NEW YORK | 36-20 Steinway Street | FT | 6 FLOORS

Project: 36-20 Steinway Street

Quote:
Located on the northeast corner of Northern Boulevard and Steinway Street, the 158,000-square-foot building will eventually contain a mix of rental apartments and ground-floor retail.

The project maintains the same amount of retail area, but has swapped the previously announced hotel space for approximately 140,000 square feet of residential space. This includes 143 studio, one-bedroom, and two-bedroom apartments, a fitness center, communal lounge, multiple outdoor spaces, and on-site parking.

Citi Habitats will serve as the exclusive marketing and leasing representative for the rental component, which is expected to launch by spring 2021. RIPCO has already opened leasing on the property’s 18,000-square-foot retail component.

Project Update: 30-77 Vernon Avenue

Quote:
A forthcoming development from Cape Advisors and Wainbridge Capital will soon introduce more than 500 rental apartments to Astoria’s blossoming waterfront area. Located at 30-77 Vernon Boulevard, the construction site spans 522,000 square feet or approximately two-and-a-half acres of land.

The residential complex includes three adjacent buildings designed by Fogarty Finger, whose latest renderings show a simple white and gray façade with rooftop recreation areas. While the project team has not revealed much about the residential interiors, confirmed amenity spaces will include a private courtyard, indoor and outdoor lounges, a fitness center, and a rooftop pool with views of the East River and the Manhattan skyline.

Completion is anticipated by 2021.
