[QUOTE=PoscStudent;10066094]As I started writing about Paradise so much I decided to post this here.

I was just reviewing these population numbers. The population of Paradise officially surpassed Mount Pearl in 2021, which I had expected had happened but never looked. Paradise is likely on track to surpass CBS in the coming years, which will make it the second biggest community in the province. I’m surprised there has not been more talk of making Paradise, and CBS, a city.

Paradise' problem is the one main drag thru' the town. People are already doing up to 70 kph on a 4 lane stretch with very few dedicated left turning lanes.

Rush hour is an exercise in frustration given the ORR crossover and multiple stoplights. When the town decided to 4 lane Topsail Rd. , they should have expropriated enough land for the centre turning lanes.

What are the legal differences between an incorporated town vs a city? Maybe CBS and Paradise consider it too much burden vs what they'll gain.
It's all highly political, and no government has the intestinal fortitude to tackle it.

There should be a regional municipality similar to HRM in Halifax. Economies of scale, and one municipal government with representation for all areas.
At the very least a county system! Too long have all these municipalities functioned without regard to the betterment of the whole.

Mount Pearl only has city status because of a high profile cabinet minister
over 30 years ago. It's almost entirely surrounded by St. John's, and no discernible border between them.

What would make sense? St. John's and Mount Pearl combining?
CBS and Paradise? One Municipality, or all in a county?
QC, ON, NB, NS, and PEI have the county system in Canada.

The 2021 Census population for the Northeast Avalon was 210,145.
For prospective corporations considering setting up here, that figure looks a lot more attractive than the 113,948 figure for St. John's (2017)

The large area of land on the corner of Mount Carson Avenue and Kenmount Road is currently being levelled. Does anyone know what is going there? In Mount Pearl's development scheme, basically a wishlist, it says a supermarket, a gas bar, a fast-food outlet, a drug store, and three 7-story apartment building with retail on the street level. Each building would contain 100 units.

Totally agree with the idea of a regional municipality. I remember running the numbers a few years ago, and can't remember them now, but I noted that all the municipalities of the NE Avalon combined have more councilors than the City of Toronto.

I just asked a councilor and they stated that it's confidential right now but big. Apparently there is another big project slated to go behind Avalon Ford as well

The area behind Avalon Ford is to become a large residential area built in phases. The main access to this area will be via a new 4 way roundabout with Wyatt & Mount Carson.

Seems like most of that land has only recently been put up for sale:

https://www.remax.ca/nl/st-john-s-re...4-26159451-lst

So can't imagine development of that area is imminent.

The area for sale is within the St. John's part of Kenmount Hill. Mount Pearl is hoping to develop their section much quicker than St. John's as they have very little residential land left.

There's a rezoning application in Kenmount Crossing to change from Industrial to Commercial:

Any predictions on when and what will force the Southlands & Galway developers to finally connect Southlands Blvd?

It seems ridiculous that the money has been spent to put down a roadbed but neither party will budge to commission paving.

Should hurry up and complete it and close down Pitts Memorial and build a new Ruth Ave bridge with 4 lanes (not 3)

Quite heartening that a brand new office building on the side of a 4 lane highway in sprawlville is going to be environmentally friendly, isn't it?

is that the new building will accommodate both the current Tax Center on Empire Avenue and the Newfoundland and Labrador Tax Services Office which is downtown in the Sir Humphrey Gilbert Building.

"The Government of Canada recently acquired this land for the new building, which will accommodate the CRA’s National Verification and Collections Centre and Tax Services Office."

If this is the case then the Federal Government is contributing to the recent trend of major companies leaving downtown, taking their employees and the associated economic benefits, for the burbs. I'm surprised there has been no objection voiced from City Hall regarding this. Maybe they are unaware or they just don't care.

Service Canada is supposed to be moving out of the Sir Humphrey Gilbert Building as well. I’ve heard the building will be sold off.
