Does anybody know what plans there are, if any, for the concrete hulk of the Children's Memorial (-related) building at 467 Deming, at the edge of the 2520 site?

Although this may be more of a Lurie-related question, there was an ugly garage next to 467 (possibly accessory parking for 467 patients?) that was demolished during the 2520 project, so maybe the subject of 467 has come up before.

One thing badly handicapping those '60s+ towers are the elevator penthouses - it's interesting (but probably not surprising) there was no impetus in that era to make those more presentable.

Wow.. This design is beautiful. It looks like royalty...

It really reminds me of a tall version of the Plaza Hotel in NYC.

This 16 unit condo building is planned to rise across the street on Deming. Not as cool as the Behnisch design but better than a large single family home I suppose.

Actually I think the tower just to the North of it is quite handsome and I think the top only . The other two I think were built in the late 70's and are rather neutral/blah, but not particularly offensive.

Also let's be careful about generalizing the "60's towers" in the area. This building is two blocks South of two wonderful Mies towers and two blocks North of another excellent Mies building. Additionally there are several other extremely handsome and/or interesting modern towers in the area such as St. Joseph Hospital (wonderful 60's Goochie Style) and the awesome twin towers at 345 W Fullerton.

345 W Fullerton:

There are some absolutely fantastic modern towers in that area. So many that I would even say the "schlock" is in the minority.

At least the mansard roof is proportional. 3rd times the charm I guess.

Me too! You must have gone by right after me. I was parked in front of that white limousine, but don't see my car there any more.

I like the massing of this building, and I'm no architect, but I like the way it looks up close.

Sure, definitely better than a mansard mansion, but it looks like a medical office building. Who'd want to live in this?

I live in that building... I'm just disappointed how 2520 blocks our skyline views now (photos take from rooftop sundeck):

vs. before:

I guess you'd have to move into 2520 to get that view back!

If only the prices weren't 3-5x for comparable units...

Sorry bro, but I hope you took the loss with grace instead of being a NIMBY and complaining at a town meeting...

In other news, I think people on this forum (and architecture people in general) are too harsh on LaGrange. I understand that his designs look clownish and overblown at times, but I think that he does precast better than anyone else and I wouldn't want to live in a city that was all Miesian boxes. The precast balances out the glass and steel by adding some weight and permanence to the city that stone would do a better job of if it weren't prohibitively expensive.

I understand that his designs aren't perfect replicas of earlier buildings (like much of what RAMSA does -- not that I mind them either) but I think that this is the point: to REINTERPRET historical themes. I think that this (2520) may be ugly and clownish, but I think that the Park Tower and Elysian are slender and delicate in a very graceful way while the huge tops on both serve to fit with the abnormal height for the design. Again, it is a reinterpretation of historical elements, not a recreation of historical periods, like 15 CPW.

I don't want this to turn into some silly debate, I just wanted to stand up for a guy that gets a lot of unfair flack imo. Besides, people seem to have bought his stuff (at least until it all went belly up).
