Yeah, it does. I drove by today (sorry, no photos since I was driving) and it does look great. The whole area will look so much better when all three towers are up.

Relevant to this development, Phibbs bus exchange is being moved closer to the nearby residential area with a more inviting design.

Wow, I didn't know that was happening. Definitely good to see. Access to the Park & Ride looks a little convoluted, but in the middle of all those ramps I'm not sure that it could be done better. It's certainly better than no Park & Ride. Phibbs Exchange itself looks to be quite an improvement as well. Transit definitely needs work down in that area.

What's wrong about the location? On another note, I entered their contest for a free unit if I win the "golden key". I did line-up for like an hour, good times..

The only problem I have with it is the proximity to the highway. But with three-pane glass and central AC it could be tolerable. And of course I'd gladly take a unit for free.

If they weren't turning Fern into a cul de sac and moving the highway onramp north it would be a lot worse. You'd have busy traffic on all sides.

Also that area tends to have a lot of homeless people living in the forest, but that's not gonna be any worse than Vancouver proper.

BTW your odds of winning a place without buying a place also are virtually zero.

Thanks! I took few photos last Saturday, but never got to post them. This building is very noticeable when driving on Highway 1 and I agree that it looks high quality.

So was this now the tallest of the three? Hoping to see others going up soon. It will be also interesting to see if these towers will spark any other kind of development in the area.

I could be wrong but I think this is the smallest tower. I count 24 floors. We don't skip 4s/13 on the north shore, generally.

Just going back to this park-and-ride configuation, I think it's a terrible idea. This is the same configuration as the South Surrey Park and Ride expansion -- the part that sees hardly any cars parking in it because it's too far away to walk for most people. It has become a total waste of money and asphalt.

Is there a way they can just build a parkade by the existing park and ride, or over the bus loop?

Yup this tower is the shortest of the 3. They skipped the 13th floor so it goes to level 25
