City Commissioners have approved the proposed $29 million in brownfield redevelopment incentives for Studio Park - the planned mixed-use movie-theater / high-rise development next to Van Andel. Sounds like things might start moving a bit more quickly now:

Jackson Entertainment LLC plans to start work on the development this year on two former city parking lots behind Van Andel Arena. The developer is expected to close on the property Wednesday, Jan. 31.

The first phase includes a nine-screen Studio C! movie theater, about 100 residential units, 32,500 square feet of retail space, a 140-room hotel, 30,000 square feet of office space, a parking garage and a public piazza. The second phase includes a $30 million tower...Kara Wood, the city's economic development director, clarified: "This is the single largest public-private partnership that we've ever worked on."...

A new veterans home is coming to Grand Rapids (pending final approval by the city commission). By the renderings alone, it looks like a thoughtful design. Four separate 'neighborhoods' will connect to a central community center that has an almost Usonian vibe to it:

About 15 acres of the property -- owned by the veterans home for decades -- will be used to build a barrier-free campus that will house 128 residents.

The Grand Rapids Planning Commission gave its approval to the project Thursday, Jan. 25. The project will be before the full city commission at its Feb. 6 meeting for a final vote. The property was re-zoned by the planning commission to allow the project to move forward, changing it from Modern Era Neighborhood-Low Density Residential to Special District-Planned Redevelopment District...

Business US-131 between Cherry and Oakes Streets closed today in anticipation of the Studio Park project. There will be seven distinct phases of road work that will coincide with construction, as detailed in this article. Also, the land transaction for the roadway and the two parcels that will make up this development wraps up today, just one day after the final approval from the city commision:

So we've seen renderings for the theatre and hotel components of the large Studio Park development. Now more details have been unveiled for a seven story, 90,000 SF office tower component, which is being proposed by Franklin Partners LLC for the site. It sounds like the rents will be quite pricey for the area. At about $25 / SF, and with the developer seeking 30,000 SF commitments (i.e. 3 floors) from potential tenants, that's $750K for rent in downtown GR. This tower will go across from the recently-completed Arena Place development, and just south of Oakes St., across from the current parking lot. Chicago-based Wright Heerema is the Architect.

This article takes a look at apartment demand in GR. In short, occupancy % has dropped off slightly, but it's due to increased supply, not reduced demand. High demand for rentals will likely continue through 2018, and plenty of units are still in the pileline. The demand is high across all ranges, from affordable to mid-rate to market rate / high-end. The article also has a construction progress photo of Third Coast Development's Diamond Place, which has a mix of affordable and mid-income units:

MLive is reporting plans for a new hotel to grace the west bank of the Grand River, near Sixth Street Bridge. A 5 story, 110-room Staybridge Suites by Holiday Inn. The same company is also building a Tru by Hilton and a Home2 Suites on 28th St SE. Not the most compelling design ever for the riverfront. But not a blank box either -

There could be a new, 5-story, affordable housing apartment development coming to S Division. The project is in early planning stages nd will be geared towards senior living - that kind of infill would be transformative for this empty block:

I was just looking back on the photo update on the previous page a lot of good projects completed, underway and in the planning phase.

It's fun to watch GR mature into a proper big city so to speak, its CSA has a population according to the 2016 estimate is at 1,443,508 with a 4.66% increase over 2010 if the numbers prove true Metro GR is bigger than Metro Memphis now on its way to pass Hartford and isn't far behind New Orleans.

For a variety of reasons downtown GR has always seemed small compared to other regional cities with a similar population like Dayton, not to mention metro areas with a similar population. However since the medical hill development last decade downtown has really been on a roll with things only seeming to pick up steam, i'll definitely continue to enjoy following the progress Grand Rapids is making.

The area really has a chance to capitalize on its strong economy and its proximity to Lake Michigan. That stretch of coast has some of the states premier beach towns like Saugatuck which was named by USA Today as America's best small coastal town in 2015 or the ever popular Grand Haven. Which like many other cities & towns in the region is frequented by throngs of beach-goers from Chicago, Detroit & Canada during the summer months.

^ Indeed. The whole area is booming - most of those coastal towns are experiencing their own mini-booms too. GR feels much bigger on ground level, when walking, than it looks from above. I've never been to Dayton for comparison, but GR's CSA has about 350K more people. As the downtown core continues to fill in and development spreads north, south, and west across the river, it will continue to feel bigger in the coming years.

More details on the Studio Park mixed-use development. Most significantly, the number of residential units will increase (from 98 to 106), Class A office space has gone up a bit, and the amount of retail space has been reduced, from 32,000 SF to 18,000 SF. Parking capacity will also increase from the original plan of 750 - 900 up to 946 spaces. Deep soil tests and R.O.W. work will commence in the next few weeks, with an official groundbreaking in April or May -

Mentioned on here in September (back in Post #250), the $40 million Plaza Roosevelt development has received city approval, and is slated to begin construction this fall. There are lots of parties involved in this effort - Habitat for Humanity of Kent County, Ferris State University, Dwelling Place, Grandville Avenue Arts & Humanities, Grand Rapids Public Schools, Hispanic Center of West Michigan, Mercy Health Saint Mary’s Clinica Santa Maria, the Roosevelt Park Neighborhood Association, and more. Elements involved will include:
  • 45 affordable rental units and 19 single-family homes (led by Habitat)
  • A new 80,000 SF public high school for 500 students
  • 2 mixed-use, 3-story buildings
  • A 5,000 SF clinic expansion
  • Possible expansion of the Cook Arts Center
  • Centrally-located neighborhood plaza
  • New bus shelters and site furnishings

After gaining the necessary approval, the $40-million Plaza Roosevelt development is set to begin construction in the fall. The plan for the Roosevelt Park neighborhood, in southwest Grand Rapids, is the result of a partnership with Habitat for Humanity of Kent County and various other organizations in the area. The project began in 2013 when Habitat acquired 5.5 acres of land along Grandville Avenue between Graham and Franklin streets...

As West Michigan's economy continues to thrive and grow, Gerald R. Ford International is setting record numbers for passengers and cargo. 2017 marked the fifth year in a row for record-breaking passenger rides. Many terminal / passenger experience improvements have recently been implemented as part of GFIA's master plan. In addition to working out leases for 800-plus acres of airport-owned land, two other top priorities at Gerald Ford include constructing a new flight control tower (in one of three possible new locations) and building a federal inspection station so that customs and border protection can operate in the airport, thus opening it up to the real possibility of accepting international commercial flights. In Michigan, only Detroit and Lansing currently have this privilege. The air traffic control tower is old and its positioning / height is prohibitive to the airport's plans for (a) adding a roof to the top level of its existing parking deck, (b) constructing a new parking deck, and (c) constructing a new north runway. So that has to happen first, but it will likely be 3-5 years out still. This article summarizes the key goals / next steps in the airport's 20-yr master plan. -

I missed this one from earlier in the month. Grand Valley State University is moving forward with plans for two new parking decks in the Medical mile area. The larger of the two is a planned 6 levels with 1,220 spaces. It will be constructed in partnership with Spectrum Health next to the University's Cook-DeVos Center for Health Sciences (and their new, planned building at 333 Michigan St NE). The second will be much smaller, 66 spaces underneath the future building at 333 Michigan. At 420,000 SF, the bigger of the two looks like it will make for a nice advertising opportunity for GVSU and Spectrum along 196 -

The City of Grand Rapids is hitting the 'time out' button on its plans for a new 400-room, 24-story hotel proposed for the DeVos Place convention center (it was first mentioned on here back in Post #218 by animatedmartian). The City has hired a consultant to reevaluate the market demand for the proposed hotel, which was originally intended to help fill a gap in the local hotel market. A study in 2016 determined that the area could benefit a new hotel with up to 400 rooms, but now there is much more competition, with about 800 new hotel rooms expected to online downtown soon.

My own guess is that the conclusion of the study will be it is no longer feasible at this time, at least not at the scale originally proposed -

The study also will look at the possibility and impact of building a separate hotel in a parking lot behind the Van Andel Arena. In both cases, the hotels would be placed on publicly owned property in competition with privately owned hotels in the downtown area...

Consumers Energy has announced it plans to construct a new 6-story office building for up to 275 employees on the near West Side. This would be near the new urban-format Meijer development, and also near Rockford Construction's HQ (Rockford is serving as the CM for both projects).
