And 61 car parking spaces sounds like a lot for 150 student rental units.

In Kingston the accepted parking ratio for student housing developments is 1 parking space for every 8 bedrooms.

It's 500 beds, no? So parking seems about right. The bicycle parking needs to increase by about 10 times, however.

^ It is? I was under the impression that most of these units were 1 & 2 bedrooms.

And yes if there's 500 students, they need a heck of a lot more bike spaces.

For sure, renting a full sized apartment at 2-4 people is way cheaper than on campus. The way I'm reading this proposal, 150 some units, 500 beds, I'm seeing a dorm style residence, not an apartment building. If they charge more than Carleton for a bed in a dorm, without the meal plan, that would not make any sense. But if this they charge around 1600$ for a basic 2 bedroom, 800ish square foot apartments, then it would be worth it.

I'd like to take a look at the floor plans to better understand the concept.

In Waterloo, the first flood of student apartment towers, just now coming to an end, were five bedroom condo units, sold to investors to be rented at rates around $600 per bedroom per month. I read recently that over half of the student apartments built or planned in Canada in the last couple of years are in Waterloo (it's over 10,000 bedrooms, apparently).

^ There's a similar sort of geared-to-investors-to-rent-to-students 10 story tower proposed in Kingston as well.

Student housing growth is really making quite the contribution to intensification in Ontario these days.

It's the bare minimum in the by-law. If this was an on-campus residence the by-law would require 0.75 spaces per units (113). If it was a condo building it would required 0.5 spaces per unit (75). It's possible they could have more room for bikes that doesn't meet the official zoning by-law dimensions.

It's treated as a rooming unit because the unit is not self-contained.

here is the definition of rooming unit in the by-law

Rooming unit means a room, or a suite of rooms, that constitutes a separate, independent residential occupancy, but which is not self-contained and which requires access to other parts of the principal dwelling or building intended to serve the residents, including shower or bathtub facilities, kitchens, eating areas or bathrooms. (chambre) (By-law 2008-326)

The O-Train is already "leaving people on the platform" full at the 8:15 departures in the mornings. OCTranspo actually has platform staff for the first month and a bit of the school year to maintain order. My friend who lived at Confederation last year and headed to Carleton would have to arrive at the station early, take the train to Greenboro and then ride back to Carleton in order to get on.

The foundation for the Crane with the bottom tower section fixed in concrete is complete. The crane location is very shallow so I assume it is located in the phase 2 footprint. Otherwise there is going to be minimal under ground parking. The main hole to the east of the crane foundation is being excavated to the bedrock for now with the hole still growing in surface area. I assume blasting will make it deeper but there is no blasting equipement on site yet. Only the top soil is being removed for now. The site plan would support the fact the crane is most likely located in the phase 2 footprint. I could not find the site plan application on the city of Ottawa web site so it has probably been approved and removed. So my comment regarding the site plan is based on my memory.
