Spectacular Lujiazui project to create new Shanghai landmark
The Group’s integrated Lujiazui commercial project in Pudong, Shanghai will be a unique two-tower complex with premium offices, hotel space, retail area and entertainment to world- class standards. The development will become a new city landmark for the 21st century and significantly increase the Group’s Mainland investment portfolio.

Prime location
The project’s prime location in the heart of the Lujiazui financial centre in Pudong will make it an ideal place for multinationals to set up headquarters.The Group aims to deliver a top-notch, integrated commercial complex.There will be two towers of about 70 storeys or just over 320 metres tall, providing about 4.5 million square feet of grade-A offices, hotel space and a shopping mall overlooking the Huangpu River. The development will stand alongside the Oriental Pearl TV Tower, Asia’s tallest, the famous Jin Mao Tower and Shanghai’s World Financial Centre. The tentative plan calls for completion in two phases, with the first phase of one tower and the mall scheduled for completion in 2008.
New landmark for Shanghai
World-renowned architect Cesar Pelli designed the Group’s Lujiazui development. His other masterpieces include Hong Kong’s ifc and the Petronas Towers in Kuala Lumpur. Mr Pelli’s innovative design for the dual-tower development blends seamlessly with the other high rises and urban features in the neighbourhood. The towers will be rectangular with geometric features at the corners and crown to set them apart. The distinctive modern design, glass curtain walls and floodlit roofs at night will echo the vibrancy of the city.The towers will act as a visual bridge between the low-rise buildings and skyscrapers in the neighbourhood, and still retain their own functional integrity.Mr Pelli said:“The Lujiazui towers will resemble the Rockefeller Centre in New York, creating a sense of life never before seen in Shanghai. They will be distinctive, permanent landmarks on the Pudong skyline.”
The Group’s Lujiazui project will also be the financial centre’s biggest-ever integrated development with the most comprehensive facilities. Project Director Augustine Lee said that most previous developments in the area were single-block projects, unlike the Group’s multi-faceted project. He said this comprehensive approach to development would set a good example for the city’s evolution. He added that extensive pedestrian subways are planned linking the Group’s project to adjacent buildings, further integrating the financial centre.
Premium facilities for multinationals
The two towers will have hotel accommodation on the upper floors and offices below. Mr Lee said the development would have a range of facilities designed to accommodate the operational requirements of target tenants. The offices will be built to the same standards as ifc in Hong Kong, with virtually column-free floor plates enabling unobstructed views spanning 25 metres on each face of the towers.There will be custom-designed trading floors with extra-deep raised floors for cabling and clear ceiling heights up to 3.3 metres, as well as comprehensive communications and IT infrastructure, high-speed lifts, multiple backup power sources and more.
The mall in the development will have a central atrium connected to major roads like Yin Cheng Zhong Road, Hua Yuan Shi Qiao Road and more.The mall will also be linked to the offices, hotel and ballrooms.The mall will have skylights for a modern feel,and a rooftop garden with gourmet restaurants and a food court.A concentration of international brand name retailers will make this the new entertainment and shopping hot spot in Shanghai.
The hotel portion will have about 1,300 rooms offering six-star hospitality to discerning business executives and travellers.
Comprehensive transport
The development will be well serviced, with about 2,000 parking bays and an underground link with the subway station on the site’s northern side.The Group is currently talking to the municipal authorities about putting in other links to nearby buildings, which will boost the flow of visitors, improve business and make getting around easier. It will only take about 30 minutes to get to the Pudong International Airport via the subway and maglev railway. The municipal government is also thought to be planning to extend the subway directly to the airport, which will further enhance the project’s accessibility.
