Crescent Real Estate brings new office space to downtown Dallas' West End

Boston-based Long Wharf Capital LLC will partner with Crescent to build the 7-story addition to architect Corgan's Houston Street headquarters building, a deal that's been in the works for several months.

The new building, called The Luminary, will have more than 80,000 square feet of additional office space for other businesses.

There is a height restriction for all of the CBD in Dallas, not sure of the exact height. It does lower as downtown approaches love field airport to the north and west. This building is projected to be 45 stories comparable with the existing Fountain Place.

Yes, the West End has a height limit of 100 feet.

Alliance Residential met with the Oak Lawn Committee regarding the orientation of a possible 22-story, 240' tower in Knox Park. Project proposed at south corner of Cole and Armstrong.

Project may change given OLC, CC and developer's decisions.

Project Location

Last night, they returned with a vastly different configuration. The same 340-unit density, but they siphoned units off the back 80 percent of the lot and placed them in a high-rise on Armstrong Avenue. This left the very northern part of the property with a 22-story, 240-foot high-rise with the remainder of the property within MF-2’s height of three stories.

UT Southwestern Medical Center is expanding its footprint by 650K SF with a third tower, D CEO reports.

The cost of the project, part of the first phase of the $875M West Campus Facilities Replacement Plan, will come to $480M. It is projected to finish in 2020.

Not sure on the location of this one but they do have many possible sites.

Downtown Dallas is going to be walkable again. New plans include widening sidewalks in Downtown:

This year, Dallas-based Merriman Anderson Architects presented a pedestrian-friendly extension of the redevelopment of Commerce Street stretching from Deep Ellum into the Farmers Market with the help of Harwood Street.

The proposal was pitched last week under the generic title 'The Statler Corridor'. It consists of the historic Statler Hilton with the adjacent Old Dallas Public Library and the new Harwood Garage and Residency, which could help connect this part of the city with these two neighborhoods.

Not only that, but the new garage is going to support a new residential skyscraper

Construction has begun on the 500- to 600-space parking garage that is being built to support a residential tower atop the garage. The residential tower could have anywhere from 180 to 300 homes.

In the contest for the new Amazon headquarters, Victory Park has thrown their marbles in the bid with some really interesting concepts.

I personally love this concept

It took Dallas developers no time to jump into the mix. As numerous media outlets reported last week, a consortium of seven companies led by Ross Perot Jr.’s Hillwood Urban and Hunt Realty Investments have amassed 36 tracts of land in Victory Park. Other companies in the group include Cousins Properties, Estein USA, Hines, Karns Commercial Real Estate and Provident Realty Advisors.

Their proposal is called the Amazon Urban Village and they gauge its potential at more than 8 million square feet of development within a six-block district.
