Assume this is a dead project, doesn't seem it ever went for rezoning or DP. 2020

As shown, that would be a DP (no rezoning necessary), but nothing has been submitted. It look to be expensive to develop, as it's an inefficient site (triangular) and requires a vehicle elevator for the parking. There are probably too many less expensive projects nearby for that to be feasible for now.

Building Grades was in 2015 so probably earlier than 2020. Seems like it's connected to Portliving and was on the market at some point after 2017.

The two also worked together on another weird project in Railtown - 711 Alexander and some Main Street condo projects

Old London Drugs on East Hastings near Nanaimo seemed like they were down to grade and ready to do excavation.

Does anyone live near or travel by the former Alpine Club site at the NW corner of Victoria and 33rd? Has a development proceeded there? I never get around that part of the city since it shut down.

Alphen.. They just got permission in March to demolish it.

137 underground parking spots seems excessive. Either way good to see yet more happening in this area.

The parking lot was only created in 2017 after the Metal Works that was there burned down. The other part of the site is the home of Ootmar Automotive.

The big lab building in the brochure is very unlikely to be in Vancouver - it's more space than in both the two new AbCellera buildings that are under construction in Mount Pleasant, and those are easily the biggest lab buildings the city has seen.

How many workers would that kind of life sciences type building house? It's under the required number of spaces which is like 180.

Thanks for the info. I was hoping the project would be closer to completion, as I believe there was a suggestion that the Alpen Club would reopen in the same location.

its sad that place has been abandoned for like 10yrs now. what a waste. should have kept the place open while playing around with the land.

The Province has picked up a Coromandel site at Nanaimo Station consisting of 11 SFH lots for $22.5M. That's only $105 / sqft buildable at 5 FSR.

Frick no way! That's HUGE news. Thanks for posting this.

This is a very interesting part of town with a few of unique sites and assemblies already in place. Some strong arterials and transit routes alongside SkyTrain. Good park access. Good bones to build off the adjacent Commercial Street's urbanism success.

MC-1 Zoning is the future.

Yes, let’s spread the wealth. Build social housing around all Skytrain stations and de-centralize concentrated areas like Mt. Pleasant, where there is a lot of social housing, and especially the dtes.
