Hopefully, 1133 Melville would be the centrepiece, and 1090 W.Pender would complement it.
And yes, I think it should be covered in reflective glass (maybe a bit like 980 Howe)?

The span between the core and the outer wall is how one would measure the ability to shrink the floorplate, and given the spans this building has current achieved it is certainly possible to shrink the floorplate and still have an efficient build out, despite the relatively bulky core.

I doubt the UDP would push for that kind of change, but it would result in a tower with better proportions IMO, and some very premium floors a the top. As it sits now the top leaseable floor of 139M doesn't really get you above the tabletop.

As an aside, one thing I thought was interesting is that if this tower were already built, it would be the second tallest complete building in Metro Vancouver:

1. Living Shangri-La -- 201m
2. 1133 Melville -- 160m
3. Residences at Hotel Georgia -- 158m
4. Sovereign -- 156m
5. One Wall Centre -- 150m

But since there are so many taller developments these days, this building, once complete, will likely rank #9 - at best.

1. Living Shangri-La -- 201m
2. Trump Tower Vancouver -- 188m
3. Brentwood ONE -- 187m
4. Brentwood TWO -- 187m
5. Brentwood THREE -- 182m
6. Altus -- 176m
7. Skyfront at Burrard Place -- 168m
8. 3 Civic Plaza -- 164m
9. 1133 Melville -- 160m
10. Residences at Hotel Georgia -- 158m

And there are likely more residential developments to be proposed that could be complete before, depending on how soon Oxford moves forward. Certainly shows that we are "growing up" as a region!

Firedept requires elevators to have a cross over floor, that's why you see both banks of them stopping on 17.

TD Tower (circa 1971?) doesn't have that, although we do have a service elevator that stops at all floors.

This building is really Toronto-esque ... as in, nothing to write home about. Its size is different for Vancouver to say the least.

What is that highlighted building in that model above? Is it an existing structure? BTW I really hope the CBD makes like a 350ft MINIMUM height limit

It is a planned 31 storey building

oh ok very cool, thanks! I'm not familiar with it and wonder about its height. And then if someone can put like a 280-300fter right next to Bentall 4 (I have no idea what that little thing there is) while we're looking here hehe
