[Burnaby] Kings Crossing | 26-36 fl | Completed

This was earlier mentioned in the Suburban Updates thread, but since it's 3 towers, let's have its own thread as well.

Really looking forward to this. It will be interesting to see in conjunction with the 106 being split into 2 separate bus routes. I just hope they do something to make the actual intersection there safe for pedestrians, and provide clear, safe, and obvious access to Edmonds Station. I also hope there will be some kind of extension of the High Line trail along Edmonds, hopefully all the way to 4 St. Other than that, the neighbourhood is looking good, with an excellent community centre and library in close proximity, along with High Gate village. Redevelop Kingsway! Long live Kingsway!

Ok this is nuts. I found a listing that says "Completion: Fall 2018" and yet it already shows up on Craigslist - with floorplans that aren't on the developers site!

Whoa. This neighbourhood is changing!

the website mentions a "highly ranked private school" nearby. St Thomas More?

Rona is the south east corner - this is across the street on the north east corner.

The more I look at it, the more I think the design (at least the office building on the corner) is already dated.

Agreed, and just generally too busy.

Where is Dleung? He will have a field day with this one!

I just realized what the corner building reminded me of (but blockier)
- this Bing Thom building (Xiqu Centre (proposal?)) in Hong Kong):

The design certainly utilizes several elements seen before, but I don't find it dated or even busy. I quit like how it looks, as long as it just turns out as in renderings and the amount of spandrel stays low.

I wouldn't worry too much about the 'iconic office cube' at the corner as it's only going to be 5 - 6 floors anyway. I'm not even sure if they've finished the sales center yet, much less have any serious plans to get shovels into the ground this year.

Value Village has now permanently closed. Also it looks like the sales centre is ready to open any day now.

There hasn't been much talk about this project, but they're already starting to sell the 2nd tower.

Any thoughts on here?

Does that mean that the first tower is already sold out? Which tower is which?

Last I heard they were going to build the tower on Kingsway first, then the one on Edmonds just up from Kingsway and finish with the tower where Value Village was. I can't remember if they were going to build the office cube at the same time as the first or second tower.

From the article officedweller posted:
Quote:
Cressey recently earned approval from the city for the site at Kingsway and Edmonds, said Jason Turcotte, the company's vice-president of development.

He said the mixed-use project would eventually include 800 homes, ranging from 540 to 1,200 square feet. The project will also have roughly 70,000 square feet of office space and between 70,000 and 90,000 square feet of retail space, including a 20,000-square-foot space on the second floor that would be suitable for a fitness centre.

...

As for the commercial component, the developers are considering cafes, restaurants and a selection of smaller services. "It's going to be anchored by a grocery store," said Adrian Beruschi, a vice-president with CBRE in Vancouver, who is handling commercial leases for Kings Crossing. He said the plans are still being tweaked, but they are planning for up to 90,000 square feet of commercial space.

"We have a financial institution on board. We've been in discussion with a few restaurant groups, and we've been in discussion with a few fitness users for a medium-to-large second-floor fitness use," he said.

"We're not trying to build a behemoth retail shopping mall," he said. "We're trying to really create a community and a gateway project into Edmonds. I think that neighbourhood has never really had sort of a centre point."

Probably not STM. Burnaby South nearby was a IB/AP magnet school when I was there.

They are using Fraser's rankings, in which STM places 24th

Due to catchment, kids in this development wouldn't be able to go to South unless requesting a transfer (which Burnaby SB frequently denies), they could apply for IB but that would be in Grade 9/10
