All the 80 suites are rented out like hotel rooms. Condo refers to the ownership. That is, the suites are owned by individual investors, thus they collectively own the building and common areas, and pay a management fee to maintain and rent the suites. An owner can choose to live or stay in the unit but they are mostly buying a unit for an investment.

I believe shovels with break ground when 50 units are pre-sold. Like a hotel, it needs to have a certain level of occupancy. 70% occupancy is probably when it starts to make money to all the investors.

^ Nice interview with Harry! Got some pretty funny moments.

You should check out RTH with Harry Stinson's interview. Harry said renovation/construction would begin in February or March.

The Hamilton Grand will be a ten storey, 160-suite condominium/hotel project.

10 stories is a decent height, and desperately needed (IMO) in the core. Not only for appearance but also to increase population density. It's good to hear, can't wait for construction to commence! I pass by there everyday on the bus too so it'll be nice to watch as the project progresses.

Now that we have officially unveiled the Hamilton Grand project, we are moving forward with the actual sales of the suites. The office will open to the public on Saturday January 31st, but prior to that time we are hold a series of private presentation seminars to explain the details and logistics of this unique building. In fact, as a direct result of input at the January 4th reception - and discussions with a large group of investor/purchasers - we have already made some improvements to the design and the presentation format (including expanding the building to 10 storeys).

The first two sessions (held at 27 John St.) are;

1. Thursday, January 22nd at 5.30 p.m.

2. Sunday, January 25th at 2 p.m.

Superior coffee (and unhealthy snacks) will be served!

The website (www.hamiltongrand.ca) has been updated recently.

A particularly useful new document is the sample Operational Budget which shows the various income streams and expenses of the hotel model.

The appeal of the Hamilton Grand condo hotel is not just as an investment, but it also can be an ideal option for active retirees (much cheaper than a retirement home, with better services, better food and a better location) or as an individual private office (the room service, housekeeping, and lobby bar are very handy features).

my guess is that it's so the penthouse gets an unobstructed view of the city.

It clears the courthouse and most everything else. When asking for top $ you want that. It has an outdoor terrace and can be used for weddings and functions. The guests would have a great view. And when rockstars want the best room in the city.... this would be it

So... am I to understand that there will NOT be AMC Pacer's?

I think he was referring to the DeLorean part of my post. Guess it would have been more clear if he only quoted that part.

He's definitely getting up to speed on local autophilia: the original mock-up didn't have any parking access from the front -- the market was where the Pacer (or is it a Gremlin?) is and something else (cafe?) was on the northern side.
