Here's a pic from yesterday of the triangle between the Howe Street ramp and the Granville Bridge.

Are they part of this dev or separate, I can't remember.. Same developer? Same development permit?
Same developer, same DP, similar completion time, but not as advanced yet as they started later, but are much smaller. Buildings 3 and 4 have a combined total of about 100,000 sq. ft. of space, with 70% office and 30% retail.

It's actually been quite a while since I walked the west side of the bridge and the Howe Street ramp. I took a lot of pics on Monday. Here are the first few.

Just to make sure nobody's confused, this pic and the last one are not what it actually looks like.

This thing will be a 10/10. Its turning out even better than I imagined.

Rarely does something exceed by this much.

FYI -

Floorplan from the rezoning application.
I just realized that the ramp/lley to the left of the Rental Lobby must have an airspace parcel over it.
There are no parking levels directly below the alley - but there are rental residential and retail above it.
The elevations show an opening to Beach Ave for loading access.

I'm a bit confused about the lowrise building site relative to the placement of the H-pole
with the transformers on it (which should be straddling the alley - will it come down soon?)

Great shots, thanks.

That alley pic confirms that if the building is still slated to cantilever over the alley, that hydro pole should come down soon.

I look forward to hearing what the astronomical semi-annual window cleaning costs for that building will be.

Mostly on the jagged side I think, as residents are usually responsible for cleaning balcony windows themselves
- and this tower has lots of windows fronting balconies.

But hey, what's up with those screwy juliet balconies with balcony glass blocking window glass (that would be hard / impossible to clean?)
Think of bird sh!t getting between there and going crusty.

Latest update from the site superintendent on Linkedin has some nice shots from the construction and a photo of the construction timeline. https://www.linkedin.com/feed/update...56858376605696

Looks like it will top out when they pour the roof slab on June 15th!

^Did you move away from One Wall Centre? Where were you shooting from?

I was trying to figure out what size lens you were using to get these shots, and the ones on the development along Marine Drive and Cambie.

He moved to Metroplace (next to Metrotown Station) quite awhile ago - this is from May 25, 2016.

There are altogether three penthouse units and two of them (ours included) have HUGE private rooftop patios. I haven't found figures, but the outdoor space (which includes also a large wrap-around "balcony") is larger than what our 1BR at The Max was. It is rediculously large space which would be very expensive to find in Downtown.

I think the third penthouse (in the beacon corner) might be two floors, but I have to ask from the friendly neighbours living there when I next time see them.

To me it seems that the location of this building is very close to the highest point in Metrotown, so I think we might be at the same level with Sovereign. At least it looks like that when I look that way from the patio, so this is one of the tallest apartments in all of Lower Mainland (Burnaby Mountain and North Shore excluded). With not many tall buildings around, one feels like flying when you look down. It is also cool how we are almost on the same level as planes approaching YVR, making for some great planespotting.

A lot more to come as I have time to start taking photos and posting them online. There are some wicked views from up here and I just got a new zoom lens, so... Good times ahead!

Thanks, guys. Here's to hoping that I will be able to document this one topping out also from this angle.

I absolutely love the unique angles you search out. Cheers.
